Recorded: 03/24/2015 01:32:38 PM Filed & �.. ? ` Recorded in Official Records of Larry Crane, Vj PULASKI COUNTY CIRCUIT/COUNTY CLERK 1 % �� • ORDINANCE NO. 21,019.ees $20.00 2 3 AN ORDII1YA1t' `.O REPEAL ORDINANCE NO. 18,497 (JUNE 5, 2001) 4 TITLED ARKANSAS HOSPICE LONG-FORM POD (Z-4175-G) AND 5 REVOKE A PLANNED ZONING DISTRICT; AND FOR OTHER 6 PURPOSES. 7 8 WHEREAS,Ordinance No. 18,497 was passed on June 5, 2001, establishing a PZD, Planned Zoning 9 District,titled Arkansas Hospice Long-Form POD(Z-4175-G), located at the end of Dover Drive; and 10 WHEREAS, the approved development did not occur and the owner of the property has stated the 11 proposed development as approved for Arkansas Hospice Long-Form POD (Z-4175-G) will not occur 12 and the owner of the property has requested that the PZD ordinance be repealed and the previously 13 existing zoning classification be restored; and 14 WHEREAS,the Little Rock Planning Commission reviewed the request for revocation of Arkansas 15 Hospice Long-Form POD(Z-4175-G), located at the north end of Dover Drive, at their February 26,2015 16 meeting and voted 7 ayes, 1 nay, 1 absent and 2 open positions to forward the revocation request to the 17 Little Rock Board of Director for final action. 18 NOW,THEREFORE,BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY 19 OF LITTLE ROCK,ARKANSAS. 20 SECTION 1. That Ordinance No. 18,497 is hereby repealed, removing from the official zoning map 21 the classification POD, Planned Office Development. 22 SECTION 2. That the underlying MF-18, Multi-family District, zoning classification is restored to 23 the property described as: 24 Part of the SE % of the NW '/4 of Section 15, T-1-N, R-13-W, Pulaski County, Little 25 Rock,Arkansas,being more particularly described as follows: 26 Beginning at the NW corner of the SE '/4 of the NW '/4; thence N86°52'46" east 27 639.80 feet to the NW corner of Tract "A", Kensington Place, Phase I; thence 28 S02°33'37" west along the west line of said Tract"A"a distance of 600.49 feet to the 29 NE corner of Lot 262, Kensington Place,Phase II; thence S71024'48" west along the 30 north line of said Lot 262 a distance of 118.36 feet to a point on the easterly right-of- 31 way line of Dover Drive (sixty (60)-foot right-of-way); thence S53°25'00" west 63.28 32 feet to a point on the westerly right-of-way line of said Dover Drive; thence 33 S78°39'05" west 284.57 feet;.thence N89°51'02" west 175.69 feet to a point on the [Page 1 of 2] r 1 west line of said SE ' of the NW 'h; thence N00°28'00" east along said west line a 2 distance of 695.88 feet to the Point of Beginning containing 9.691 acres,more or less. 3 SECTION 3. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little 4 Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects 5 necessary to affect and designate the change provided for in Sections 1 and 2 hereof. 6 SECTION 4. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, 7 or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or 8 adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and 9 effect as if the portion so declared or adjudged invalid or unconstitutional was not originally a part of the 10 ordinance. 11 SECTION 5. Repealer.
