3 '""11""`"AN ORDINANCE TO APPROVE A PLANNED ZONING DEVELOPMENT
4 AND ESTABLISH A PLANNED COMMERCIAL DISTRICT TITLED
5 COURTHOUSE CONCEPTS SHORT-FORM PD-C (Z-5536-A), LOCATED
6 AT 3205 SHACKLEFORD PASS, LITTLE ROCK, ARKANSAS,
7 AMENDING THE OFFICIAL ZONING MAP OF THE CITY OF LITTLE
8 ROCK, ARKANSAS; AND FOR OTHER PURPOSES.

10 BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK,
11 ARKANSAS.
12 SECTION 1. That the zoning classification of the following described property be changed from PD-
13 C, Planned Development—Commercial,to Revised PD-C:
14 A parcel of land located at 3205 Old Shackleford Road,Little Rock,Arkansas, being
15 more particularly described as follows: Part of the North %2 SE 1/4 NE 1/4 of Section 16
16 Township 1 North Range 13 West Pulaski County, Arkansas, more particularly
17 described as follows: Beginning at the northeast corner of said north '/2 SE 1/4 NE 1/4
18 run thence south along the east line of said north '/2 SE 1/4 NE 1/4 for 147.8 feet thence
19 north 89°0'48" west for 115.1 feet to the centerline of Shackleford Road thence
20 northeasterly along centerline for 149.4 feet to a point on the north line of said north
21 1/2 SE 1/4 NE'/4 thence east along said north line for 104.9 feet to the Point of Beginning
22 and containing 0 37 acres,more or less.
23 SECTION 2. That the preliminary site development plan/plat be approved as recommended by the
24 Little Rock Planning Commission.
25 SECTION 3. That the change in zoning classification contemplated for Courthouse Concepts Short-
26 Form PD-C (Z-5536-A), located at 3205 Shackleford Pass is conditioned upon obtaining a final plan
27 approval within the time specified by Chapter 36,Article VII,Section 36-454(e)of the Code of Ordinances.
28 SECTION 4. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little
29 Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects
30 necessary to affect and designate the change provided for in Section 1 hereof.
31 SECTION 5. That this ordinance shall not take effect and be in full force until the final approval of
32 the plan.
33 SECTION 6. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase,
34 or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or

1 adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and
2 effect as if the portion so declared or adjudged invalid or unconstitutional was not originally a part of the
3 ordinance.
4 SECTION 7. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent
5 with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
