That the zoning classification of the following described property be changed from PCD, 14 Planned Commercial District-Expired to PCD: 15 Part of Lots 7,8,9, 10, 11 and 12,Block 148 John Barrow Addition to the City of Little 16 Rock,Pulaski County,Arkansas, less and except right-of-way for John Barrow Road 17 and West 32"d Street, all being more particularly described as follows: Begin at the 18 NE corner of Lot 7,Block 148,John Barrow Addition,thence S01°35'49"W,along the 19 east line of Lots 7 through 12 John Barrow Addition 238.0 feet to a point on the north 20 right-of-way line of West 32"d Street; thence N87°55'56"W, along said north right-of- 21 way line of West 32"d Street, 103.64 feet to a point on the easterly right-of-way line of 22 John Barrow Road; thence along the easterly right-of-way line of John Barrow Road, 23 the following bearings and distances: N41°22'30"W, 13.62 feet; N01°40'15"E, 30.00 24 feet; N06°14'41"E, 50.16 feet; N05°10'19"W, 50.36 feet; N01°40'15"E, 50.00 feet; 25 N09°38"25"E,50.49 feet; N01°41'49"E,43.07 feet to a point on the south right-of-way 26 line of West 31st Street; thence S87°55'56"E,along the south right-of-way line of West 27 31st Street, 107.55 feet to the point of beginning. 28 Section 2. That the preliminary site development plan/plat be approved as recommended by the Little 29 Rock Planning Commission. 30 Section 3. That the change in zoning classification contemplated for John Barrow Appearance Center 31 Short-Form PCD (Z-8037-A), located on the northeast corner of 32nd Street and John Barrow Road, is 32 conditioned upon obtaining a final plan approval within the time specified by Chapter 36, Article VII, 33 Section 36-454(e)of the Code of Ordinances. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock, 2 Arkansas,and designated district map be and is hereby amended to the extent and in the respects necessary 3 to affect and designate the change provided for in Section 1 hereof. 4 Section 5. That this ordinance shall not take effect and be in full force until the final approval of the 5 plan. 6 Section 6. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or 7 word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or 8 adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and 9 effect as if the portion so declared or adjudged invalid or unconstitutional were not originally a part of the 10 ordinance. 11 Section 7. Repealer.
