3 AN ORDINANCE APPROVING A PLANNED ZONING DEVELOPMENT
4 AND ESTABLISHING A PLANNED COMMERCIAL DISTRICT TITLED
5 TALBERT REVISED SHORT-FORM PCD (Z-8604-A), LOCATED AT
6 18601 KANIS ROAD, LITTLE ROCK, ARKANSAS, AMENDING THE
7 OFFICIAL ZONING MAP OF THE CITY OF LITTLE ROCK,
8 ARKANSAS; AND FOR OTHER PURPOSES.

10 BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK,
11 ARKANSAS.
12 SECTION 1. That the zoning classification of the following described property be changed from
13 PCD, Planned Commercial Development, to Revised PCD:
14 The east 175 feet of Tract 26, Unit 1 of Independence Farms Pulaski County,
15 Arkansas,located in part of the SE 1/4 of Section 35 and part of the SW 1/4 of Section
16 36,T-2-N,R-14-W.
17 SECTION 2. That the preliminary site development plan/plat be approved as recommended by
18 the Little Rock Planning Commission.
19 SECTION 3. That the change in zoning classification contemplated for Talbert Revised Short-
20 Form PCD (Z-8604-A), located at 18601 Kanis Road, is conditioned upon obtaining a final plan
21 approval within the time specified by Chapter 36, Article VII, Section 36-454 (e) of the Code of
22 Ordinances.
23 SECTION 4. That the map referred to in Chapter 36 of the Code of Ordinances of the City of
24 Little Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the
25 respects necessary to affect and designate the change provided for in Section 1 hereof.
26 SECTION 5. That this ordinance shall not take effect and be in full force until the final approval
27 of the plan.
28 SECTION 6. Severability. In the event any title, section, paragraph, item, sentence, clause,
29 phrase, or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such
30 declaration or adjudication shall not affect the remaining portions of the ordinance which shall remain
31 in full force and effect as if the portion so declared or adjudged invalid or unconstitutional was not

1 SECTION 7. Repealer. All laws, ordinances, resolutions, or parts of the same that are
2 inconsistent with the provisions of this ordinance are hereby repealed to the extent of such
3 inconsistency.
