4 AND ESTABLISH A PLANNED COMMERCIAL DISTRICT TITLED PB
5 GENERAL SPRINGER REVISED SHORT-FORM PCD (Z-7867-B),
6 LOCATED AT 4744 AND 4754 SPRINGER BOULEVARD,LITTLE ROCK,
7 ARKANSAS; AMENDING THE OFFICIAL ZONING MAP OF THE CITY
8 OF LITTLE ROCK, ARKANSAS; AND FOR OTHER PURPOSES.

10 NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY
11 OF LITTLE ROCK,ARKANSAS:
12 Section 1. That the zoning classification of the following described property be changed from PCD,
13 Planned Commercial District, and C-3, General Commercial District, to PCD:
14 A tract of land being a part of the northeast quarter of the northwest quarter of
15 Section 24, Township 1, Range 12 West, of the 511' Meridian and Lot 2, Holsum
16 Subdivision as plat recorded in Deed Book 1053,Page 153,City of Little Rock,Pulaski
17 County,Arkansas, being more particularly described as follows: Commencing at the
18 SE corner of said NE 1/4, NW 1/4; thence N01°45'30"E a distance of 20.0 feet to the
19 point of beginning,also being a point at the intersection of the northerly right-of-way
20 of Simpson Street and the westerly right-of-way of Carolina Street; thence
21 N87°59'07"W along said northerly right-of-way a distance of 108.10 feet to a point in
22 the SE corner of said Lot 2; thence N87°59'07"W,a distance 01100.09 feet to a point;
23 thence leaving said northerly right-of-way N01°14'20"E, a distance of 94.45 feet to a
24 point; thence N86°40'02"W a distance of 30.79 feet to a point; thence NO3°32'30"E,a
25 distance of 123.94 feet to a point in the southerly right-of-way of Arkansas State
26 Highway 365; thence along southerly right-of-way S77°54'03"E the following two(2)
27 calls;a distance of 129.86 feet to a point; thence a distance of 110.0 feet to a point,also
28 being a point in the westerly right-of-way of Carolina Street; thence leaving said
29 southerly right-of-way along the westerly right-of-way said Carolina Street
30 S01°45'30"W a distance of 176.95 feet to the point of beginning said tract containing
31 1.018 acres,more or less.
32 Section 2. That the preliminary site development plan/plat be approved as recommended by the Little
33 Rock Planning Commission.

1 Section 3. That the change in zoning classification contemplated for PB General Springer Revised
2 Short-Form PCD(Z-7867-B), located at 4744 and 4754 Springer Boulevard, is conditioned upon obtaining
3 a final plan approval within the time specified by Chapter 36, Article VII, Section 36-454 (e) of the Code
4 of Ordinances.
5 Section 4. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock,
6 Arkansas,and designated district map be and is hereby amended to the extent and in the respects necessary
7 to affect and designate the change provided for in Section 1 hereof.
8 Section 5. That this ordinance shall not take effect and be in full force until the final approval of the
9 plan.
10 Section 6. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or
11 word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or
12 adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and
13 effect as if the portion so declared or adjudged invalid or unconstitutional were not originally a part of the
14 ordinance.
15 Section 7. Repealer. All laws,ordinances,resolutions, or parts of the same that are inconsistent with
16 the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
