3 AN ORDINANCE TO APPROVE A PLANNED ZONING DEVELOPMENT
4 AND ESTABLISH A PLANNED COMMERCIAL DISTRICT TITLED
5 CONFETTI'S PARTY RENTAL REVISED PD-C (Z-6998-A), LOCATED
6 AT 6000 SOUTH SHACKLEFORD ROAD, LITTLE ROCK, ARKANSAS;
7 AMENDING THE OFFICIAL ZONING MAP OF THE CITY OF LITTLE
8 ROCK, ARKANSAS; AND FOR OTHER PURPOSES.

10 NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY
11 OF LITTLE ROCK,ARKANSAS:
12 Section 1. That the zoning classification of the following described property be changed from PD-C,
13 Planned Development—Commercial,to Revised PD-C:
14 Part of the NE '/4 NW '/4 of Section 27, T-1-N, R-13-W, west of the Fifth Principal
15 Meridian, Pulaski County, Arkansas, more particularly described as follows:
16 Beginning at the SW corner of the NE '/4 NE 1/4, Section 27, T-1-N, R-13-W; thence
17 N00°01'53"W 419.53- feet along the west line of said NE 'A NW '/4 to a point; thence
18 S89°46'09"E 97.43 feet to a point on the southerly right-of-way line of Shackleford
19 Road, said point being also on the arc of a 590.97-foot radius curve to the left, said
20 curve having a chord bearing and distance of S46°20'41"W 116.21 feet; thence along
21 the Arc of said curve and along said southerly right-of-way line 115.40 feet to the
22 point of tangency; thence continuing along said southerly right-of-way line
23 S52°02'47"E 557.35 feet to a point; thence department from said southerly right-of-
24 way line N89°42'52"W 204.53 feet to a point; thence N89°36'47"W 416.23 feet to the
25 point of beginning containing3.3830 acres,more or less.
26 Section 2. That the preliminary site development plan/plat be approved as recommended by the Little
27 Rock Planning Commission.
28 Section 3. That the change in zoning classification contemplated for Confetti's Party Rental Revised
29 PD-C (Z-6998-A), located at 6000 South Shackleford Road, is conditioned upon obtaining a final plan
30 approval within the time specified by Chapter 36,Article VII,Section 36-454(e)of the Code of Ordinances.
31 Section 4. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock,
32 Arkansas,and designated district map be and is hereby amended to the extent and in the respects necessary
33 to affect and designate the change provided for in Section 1 hereof.

1 Section 5. That this ordinance shall not take effect and be in full force until the final approval of the
2 plan.
3 Section 6. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or
4 word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or
5 adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and
6 effect as if the portion so declared or adjudged invalid or unconstitutional were not originally a part of the
7 ordinance.
8 Section 7. Repealer. All laws,ordinances, resolutions,or parts of the same that are inconsistent with
9 the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
