AN ORDINANCE APPROVING A PLANNED ZONING
DEVELOPMENT AND ESTABLISHING A PLANNED
RESIDENTIAL DISTRICT TITLED CAPITOL LAKES
ESTATES GOVERNORS MANOR LONG -FORM PD -R
(Z- 6120 -J) LOCATED NORTH OF CAPITOL HILLS
BOULEVARD AT RUSHMORE AVENUE, IN THE CITY
OF LITTLE ROCK, ARKANSAS, AMENDING THE
OFFICIAL ZONING MAP OF THE CITY OF LITTLE
ROCK; AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zoning, classification of the following described property
be changed from R -2, Single - family to PD -R:
Commencing at the NE corner of the SE 1/4, NW '/4, Section 7, Township I
North, Range 13 West, Pulaski County, City of Little Rock, Arkansas,
more particularly described as follows: thence North 88 °36'38" West for
a distance of 165.91 feet to a point on the curve on the west right -of -way
line of Capitol Hills Boulevard and the Point of Beginning (said curved
being concave to the north and having a radius of 850.0 feet and a central
angle of 78 °06'48 "); thence southwesterly along said west right -of -way
line for a distance of 1158.15 feet (said curve having a chord bearing of
South 73 °08'34" West and distance of 1071.15 feet); thence continue
along said right -of -way North 37 °48'02" West a distance of 351.91 feet to
a point of a curve (said being curve concave to the northwesterly along
said curve a distance of 38.16 feet to a point on the east right -of -way of
Hartford Drive (said curve having a chord bearing and North 24 °04'24"
west a distance of 34.56 feet); thence along said east right -of -way North
16'39'14" East a distance of 77.02 feet; thence continue along said east
right -of -way North 16'26'10" East a distance of 109.78 feet; thence South
88 °36'38" East a distance of 161.70 feet to the southeast corner of Phase
113, Capitol Lakes Estates; thence South 88 °36'38" East a distance of
1146.76 feet to the Point of Beginning, containing 9.12 acres, more or
less.
SECTION 2. That the preliminary site development plan/plat be approved as
recommended by the Little Rock Planning Commission.
SECTION 3. That the change in zoning classification contemplated for Capitol
Lakes Estates Governors Manor Long -form PD -R is conditioned upon obtaining a final
plan approval within the time specified by Chapter 36, Article VII, Section 36 -454 (e) of
the Code of Ordinances.
SECTION 4. That the map referred to in Chapter 36 of the Code of Ordinances
of the City of Little Rock, Arkansas, and designated district map be and is hereby
amended to the extent and in the respects necessary to affect and designate the change
provided for in Section l hereof.
SECTION 5. That this Ordinance shall not take effect and be in full force until
the final approval of the plan.
SECTION 6. Severability. In the event any title, section, paragraph, item,
sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid
or unconstitutional, such declaration or adjudication shall not affect the remaining
portions of the ordinance which shall remain in full force and effect as if the portion so
declared or adjudged invalid or unconstitutional was not originally a part of the
ordinance.
SECTION 7. Repealer. All laws, ordinances, resolutions, or parts of the same
that are inconsistent with the provisions of this ordinance are hereby repealed to the
extent of such inconsistency.
