Q= PULASKI COUNTY CIRCUIT/COUNTY CLERK 1 • *3 ` �`__ : ORDINANCE NO. 20,766 Fees $20.00 o � , 2 > > 117 ' 3 AN O1JMNANCE TO APPROVE MODIFICATION TO A PLANNED 4 ZONING DEVELOPMENT AND PROVIDE FOR THE 5 ESTABLISHMENT OF A PLANNED COMMERCIAL DISTRICT 6 TITLED POWELL BROTHERS REVISED SHORT-FORM PCD (Z-4653- 7 I), LOCATED AT 1308 SOUTH BOWMAN ROAD, LITTLE ROCK, 8 ARKANSAS; AMENDING ORDINANCE NO. 20,214 AND THE 9 OFFICIAL ZONING MAP OF THE CITY OF LITTLE ROCK, 10 ARKANSAS; AND FOR OTHER PURPOSES. 11 12 NOW,THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY 13 OF LITTLE ROCK,ARKANSAS: 14 Section 1.That Ordinance No. 20,214, adopted by the Little Rock Board of Directors on February 16, 15 2010, be amended to provide for modification of the Planned Zoning Development described as Powell 16 Brothers Revised Short-Form PCD(Z-4653-I), located at 1308 South Bowman Road. 17 Section 2. That the zoning classification of the following described property be changed from PCD 18 to Revised PCD: 19 Lot 2,United Properties Replat, as Recorded in Plat Book L, Page 738 and the south 100- 20 feet of the east 350-feet of the S 1/2, NE, NW, NW, Section 9, T-1-N, R-13-W, City of 21 Little Rock, Pulaski County, Arkansas. 22 Section 3. That the preliminary site development plan/plat be approved as recommended by the 23 Little Rock Planning Commission. 24 Section 4. That the change in zoning classification contemplated for Powell Brothers Revised Short- 25 Form PCD (Z-4653-I), located at 1308 South Bowman Road, is conditioned upon obtaining a final plan 26 approval within the time specified by Chapter 36, Article VII, Section 36-454 (e) of the Code of 27 Ordinances. 28 Section 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little 29 Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects 30 necessary to affect and designate the change provided for in Section 1 hereof. 31 Section 6. That this ordinance shall not take effect and be in full force until the final approval of the 32 plan. [Page 1 of 2] 1 Section 7. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or 2 word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or 3 adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and 4 effect as if the portion so declared or adjudged invalid or unconstitutional were not originally a part of the 5 ordinance. 6 Section 8. Repealer.
