3 AN ORDINANCE TO APPROVE MODIFICATION TO A PLANNED
4 ZONING DEVELOPMENT AND PROVIDE FOR THE
5 ESTABLISHMENT OF A PLANNED COMMERCIAL DISTRICT
6 TITLED RICHARD'S AUTO REPAIR SHORT-FORM PCD (Z-3875-C),
7 LOCATED AT 12819 INTERSTATE 30, LITTLE ROCK, ARKANSAS;
8 AMENDING ORDINANCE NO. 18,641 AND THE OFFICIAL ZONING
9 MAP OF THE CITY OF LITTLE ROCK, ARKANSAS; AND FOR OTHER
10 PURPOSES.

12 NOW, THEREFORE,BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY
13 OF LITTLE ROCK,ARKANSAS:
14 Section 1. That Ordinance No. 18,641, adopted by the Little Rock Board of Directors on February 5,
15 2002,be amended to provide for modification of the Planned Zoning Development described as Richard's
16 Auto Repair Short-Form PCD(Z-3875-C), located at 12819 Interstate 30.
17 Section 2. That the zoning classification of the following described property be changed from
18 Revised PCD to Revised PCD:
19 Lots 1 — 6, Dean Equipment Subdivision in the City of Little Rock, Pulaski
20 County,Arkansas; and,
21 Part of the SW 'h, Section 8, T-1-S, R-13-W, Pulaski County, more particularly
22 described as follows:
23 Commencing at the SW corner of said Section 8, T-1-S, R-13-W; thence
24 N89°21'54" east, 665.9 feet; thence N00°03'27" west, 854.86 feet to the point of
25 beginning; thence N00°03'2727" east 382.55 feet; thence S00°30' east, 24.15 feet to
26 the centerline of Crooked Creek; thence along said centerline S50°32'55"west 44.34
27 feet; thence continuing said centerline the following bearings and distances:
28 S42°041'32"west, 72.32 feet; thence S52°26'19"west, 139.73 feet; thence S49°12'56"
29 west,65.11 feet; thence S51°47'56"west, 73.82 feet; thence departing said centerline
30 572°49'19"west,373.65 feet to the point of beginning.

1 Section 4. That the preliminary site development plan/plat be approved as recommended by the
2 Little Rock Planning Commission.
3 Section 5 That the change in zoning classification contemplated for Richard's Auto Repair Short-
4 Form PCD(Z-3875-C), located at 12819 Interstate 30, is conditioned upon obtaining a final plan approval
5 within the time specified by Chapter 36,Article VII, Section 36-454 (e)of the Code of Ordinances.
6 Section 6. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little
7 Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects
8 necessary to affect and designate the change provided for in Section 1 hereof.
9 Section 7. That this ordinance shall not take effect and be in full force until the final approval of the
10 plan.
11 Section 8. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or
12 word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or
13 adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and
14 effect as if the portion so declared or adjudged invalid or unconstitutional were not originally a part of the
15 ordinance.
16 Section 9. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent
17 with the provisions of this ordinance are hereby repealed to the extent of such incon•istency.
