A RESOLUTION AUTHORIZING THE CITY MANAGER
TO ACCEPT AN OFFER TO PURCHASE LOTS 1 , 2 , 3 ,
10, 11 AND 12 , LESS AND EXCEPT RAILROAD
RIGHT-OF-WAY, OF BLOCK 10 , POPE 'S ADDITION
TO THE CITY OF LITTLE ROCK ; AND FOR OTHER
PURPOSES.
WHEREAS, offers have been received for the purchase of
Lots 1, 2 , 3 , 10 , 11 and 12 , less and except railroad
right-of-way , of Block 10 , Pope ' s Addition to the City of
Little Rock ; and
WHEREAS, the Staff has reviewed the offers and has made
its recommendation concerning the appropriate development
for the property and the desirability of each offer; and
WHEREAS, the Board of Directors of the City of Little
Rock desires to sell the property only if the Buyer agrees
to a proposal which receives planned development approval ,
and which shall include site plan and architectural review
by the Planning Commission and final acceptance by the Board
of Directors.
NOW, THEREFORE, BE IT RESOLVED BY THE BOARD OF
DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS :
SECTION 1 . The City Manager is hereby authorized to
accept the offer of B.G. Coney to purchase Lots 1 , 2 , 3 , 10 ,
11 and 12, less and except railroad right-of-way, of
Block 10 , Pope ' s Addition to the City of Little Rock ,
Arkansas, as shown on the attached Exhibit A, provided that
the Buyer agrees to submit a development proposal which
receives planned development approval as provided in
Section 43-38, of the Little Rock Code of Ordinances, and
that shall include site plan and architectural review by the
Planning Commission and final acceptance by the Board of
Directors.
SECTION 2. This Resolution shall be in full force and
effect from and after its adoption and approval .

PROPOSAL TO THE CITY OF LITTLE ROCK
We, B. G. Coney Company and partners, have agreed to purchase block 15,
Pope's Addition to the City of Little Rock for the amount of $172,000.00
for the purpose of a condominium development consisting of v64 units.

It is our intent for this development to blend in with the existing
neighborhood architecturally. This development will be known as
Sherman Oaks as noted on our preliminary plans as submitted. We
further agree to purchase lots 1, 2, 3, 10, 11, and 12 of block 10,
Pope's Addition to the City of Little Rock, less railroad right of way,
for the amount of $60,000.00 for the purpose of office warehouse
condominiums. We hope that this will enhance the neighborhood and
increase the marketability of Sherman Oaks. We would appreciate your
consideration in the matter.
