A RESOLUTION APPROVING AND AUTHORIZING A LEASE
AGREEMENT BETWEEN THE CITY OF LITTLE ROCK,
ARKANSAS AND THE ARKANSAS STATE HIGHWAY COM-
MISSION FOR CERTAIN LANDS TO BE USED BY THE CITY
OF LITTLE ROCK AS LESSEE FOR THE PURPOSE OF
PARKING CITY EMPLOYEE VEHICLES; AND FOR OTHER
PURPOSES:
WHEREAS, there is a definite need for parking areas for
City of Little Rock Employee vehicles; and
WHEREAS, the Arkansas State Highway Commission has agreed
to a Lease in favor of the City of Little Rock of certain lands
being situated in Block 185 of the original City of Little Rock
to be used for the purpose of parking City of Little Rock Employee
vehicles.
NOW, THEREFORE, BE IT RESOLVED BY THE BOARD OF DIRECTORS
OF THE CITY OF LITTLE ROCK, ARKANSAS:
SECTION 1. The Mayor and City Clerk are hereby authorized
and directed for and on behalf of the City of Little Rock to enter
into a Lease Agreement to provide parking areas for the City of
Little Rock Employee vehicles which Lease Agreement shall be in
form and substance as follows :
LEASE AGREEMENT
This Agreement , this day entered into by and between Arkansas
State Highway Commission, as party of the first part , hereinafter
referred to as Lessor, and the City of Little Rock, Arkansas , as
party of the second part , hereinafter referred to as Lessee,
WIT NESSETH:
The Lessor, for and in consideration of the agreements and
undertakings of the Lessee hereinafter contained, has leased and
let , and by these presents does hereby lease and let unto Lessee
for the term, and for the purposes and on the conditions
hereinafter contained, the following described real estate
situated in Pulaski County, to wit :
Part of Block 185 of the original City of Little Rock,
Pulaski County, Arkansas , more particularly described
as follows :
The West 100 feet of Block 185 , lying South of Access
Road and North of the northerly Main lane of Riverfront
Drive and containing 12,000 square feet , more or less ,
Less and Except that part of the above description used
for Highway purposes .
ALSO: Part of Block 185 of the original City of Little
Rock, Pulaski County, Arkansas and part of the existing
right of way of Broadway Street lying under the Broadway
Bridge, more particularly described as follows :
Beginning at a point on the East line of Block 185, which
is 150. 0 feet North of the Southeast Corner of Block 185 ;
thence West parallel to the South line of Block 185 , a
distance of 227. 7 feet to a point on a 47° 22' 53" curve,
deflecting 148° 22 ' to the Right to fix the tangent to
the curve at this point ; thence along the 47° 32' 53"
Curve to the Right a distance of 39. 2 feet to end of
curve; thence along a tangent line having a deflection of
13° 00' to the North from a line parallel to the South
line of Block 185 a distance of 142. 8 feet to the beginning
of a 71° 10' 30" Curve to the Left ; thence along the 71°
10 '30" Curve to the Left a distance of 67. 6 feet to a
point on the East line of Block 185 (said point being
236. 5 feet North of the Southeast Corner of Block 185) ;
thence in a northerly direction along said East line a

distance of 35 feet to a point ; thence in an
easterly direction a distance of 80 feet , to a
point on the West line of Block 186 ; thence in
a southerly direction along said West line a distance
of 235 feet , more or less to a point on the centerline
1 of the northerly main lane of Riverfront Drive ; thence
in a westerly direction along said centerline a distance
of 80 feet to a point on the East line of Block 185 ;
thence in a northerly direction along said East line
a distance of 115 feet , more or less , to the point of
beginning and containing 26 , 613 square feet , more or
less , Less and Except that part of the above description
used for Highway purposes .
To have and to hold the same unto the said Lessee for and
during the term hereinafter provided and the conditions
hereinafter expressed.
1 . Term of Lease. This lease shall be for a term of one
(1) year, beginning on the day of , 1966
and ending on the day of , 1967 ;
provided however , that either party shall have the right to
terminate said lease upon giving thirty (30) days ' written
notice to the other party.
Lessee shall have the option of renewal of this lease for
a like term and at the same consideration upon giving written
notice of its intention so to do no later than sixty (60) days
prior to the expiration of the term of this lease.
2. Purpose. The property conveyed by this lease is to
be utilized exclusively by Lessee for the purpose of providing
parking for vehicles of employees of Lessee.
Lessee covenants and agrees with Lessor that it will not
sublease or sublet said property or any part thereof.
3 . Consideration. As consideration for this lease, Lessee
agrees to pay and Lessor agrees to accept the sum of $1. 00,
which the Lessor and Lessee agree is adequate and in the public

interest , payment of which having this day been made, receipt
thereof is hereby acknowledged.
4. Other considerations . It is mutually agreed that Lessee
may cause to be made such improvements upon said lands as in its
judgment are deemed necessary to insure that the said lands are
used only and exclusively for the purposes hereinabove set forth,
provided such improvements are approved by the Lessor ' s Engineer.
Lessee further agrees that no explosives , combustibles or
any material wich might be deemed to be a danger to the property
of Lessor , will be stored on said lands .
Lessee further agrees that it will hold harmless the Lessor
from liability for injury or damages to persons or property arising
from the use of the said lands by the Lessee, whether such persons
be the employees of Lessee or whether they be members of the
general public , and whether such property be the property of
Lessee or the property of others .

SECTION 2. All Police powers of the City of Little
Rock shall be utilized to the fullest extent possible and
necessary to reserve the lands covered by this Lease for the
exclusive purpose of parking City of Little Rock Employee
vehicles and none other.
SECTION 3. This Resolution shall be in full force
and effect from and after its adoption.
