AN ORDINANCE RECLASSIFYING PROPERTY LOCATED
IN THE CITY OF LITTLE ROCK, ARKANSAS, AMENDING
THE OFFICIAL ZONING MAP OF THE CITY OF LITTLE
ROCK, ARKANSAS; AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE
ROCK, ARKANSAS.
SECTION 1. That the zone classification of the following property be and is hereby
changed as indicated:
Z -7728 — Part of Tract 4, Montclair Subdivision of the SW '/4 of Section 4, T -1 -N,
R -13 -W, Pulaski County, Arkansas, being more particularly described as follows:
Commencing at the NE corner of said Tract 4, Montclair Subdivision and run
thence SO1 °05'36" West along the East line thereof for a distance of 212.02 feet;
thence SO1 005'39" West along said East line for a distance of 40.57 feet; thence
N87 047'52" West for a distance of 60.13 feet to the Point of Beginning of the
land herein described; thence SO ° 14'10" West for a distance of 374.54 feet to a
point on the North right -of -way line of Kanis Road; thence N87 °39'09" West
along said North right -of -way line for a distance of 138.41 feet; thence
NO °05'30" East along the West line of said Tract 4, Montclair Subdivision for a
distance of 374.20 feet; thence S87 °47'52" East for a distance of 199.48 feet to
the Point of Beginning, containing (51,982.65 sq. ft.) 1.19 acres, more or less:
From "R -2" Single Family District to "0-3" General Office District (11700 Kanis
Road).
SECTION 2. That the map referred to in Chapter 36 of the Code of Ordinances of the
City of Little Rock, Arkansas, and designated district map be and it is hereby amended to the
extent and in the respects necessary to affect and designate the change provided for in Section 1
hereof.
SECTION 3. That this Ordinance shall take effect and be in full force 30 days after the
date of its passage and approval.
SECTION 4. Severability. In the event any title, section, paragraph, item, sentence,
clause, phrase, or word of this ordinance is declared or adjudged to be invalid or
unconstitutional, such declaration or adjudication shall not affect the remaining portions of the
ordinance which shall remain in full force and effect as if the portion so declared or adjudged
invalid or unconstitutional was not originally a part of the ordinance.
SECTION 5. Repealer. All laws, ordinances, resolutions, or parts of the same, that are
inconsistent with the provisions of this ordinance are hereby repealed to the extent of such
inconsistency.
