19231ORDINANCE NO. 19,231 11/17/2884 11:22:88 AM Filed & Recorded in Official Records of CAROLYN STALEY PULASKI COUNTY CIRCUIT /COUNTY CLERK, Fees $17.88 AN ORDINANCE APPROVING A PLANNED ZONING DEVELOPMENT AND ESTABLISHING A PLANNED RESIDENTIAL DISTRICT TITLED HEFLEY LONG - FORM PD -R (Z -7730) LOCATED AT 5300 STUDER ROAD, IN THE CITY OF LITTLE ROCK, ARKANSAS, AMENDING THE OFFICIAL ZONING MAP OF THE CITY OF LITTLE ROCK; AND FOR OTHER PURPOSES. BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS. SECTION 1. That the zoning classification of the following described property be changed from AF to PD -R: All that part of the South half of the Southeast Quarter of Section 18, and all of that part of the Northwest Quarter of the Northeast Quarter of Section 19 all in Township 2 North, Range 14 West, Pulaski County, Arkansas, more particularly described as follows: Beginning at the Southeast corner of the SW '/4 SE '/4 of said Section 18, thence Run South 00 deg. 00 min. 15 sec. West along the east line of the NW '/4 NE '/4 of said Section 19 for 303.46 feet; thence North 78 deg. 33 min. West, 124.06 feet; thence North 53 deg. 16 min. 49 sec. West, 159.78 feet; thence North 50 deg. 46 min. 17 sec. West, 100.6 feet; thence North 89 deg. 32 min. 19 sec. West 126.85 feet; thence North 77 deg. 49 min 51 sec. West, 43.1 feet; thence North 8 deg. 34 min. 53 sec. West, 129.19 feet to a point on the common line of said Section 18 and 19; thence South 88 deg. 01 min. 31 sec. West along said East line, 330.67 feet to the point of beginning, containing 8.74 acres more or less. SECTION 2. That the preliminary site development plan/plat be approved as recommended by the Little Rock Planning Commission. SECTION 3. That the change in zoning classification contemplated for Hefley Long -form PD -R is conditioned upon obtaining a final plan approval within the time specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code of Ordinances. SECTION 4. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects necessary to affect and designate the change provided for in Section 1 hereof. SECTION 5. That this Ordinance shall not take effect and be in full force until the final approval of the plan. SECTION 6. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and effect as if the portion so declared or adjudged invalid or unconstitutional was not originally a part of the ordinance. SECTION 7. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
