AN ORDINANCE APPROVING A PLANNED ZONING
DEVELOPMENT AND ESTABLISHING A PLANNED
RESIDENTIAL DISTRICT TITLED HOMES AT GRANITE
MOUNTAIN PHASE II, LONG -FORM PD -R (Z -7604)
LOCATED ON THE NORTHWEST CORNER OF
GILLIAM PARK ROAD AND GRANITE MOUNTAIN
CIRCLE, IN THE CITY OF LITTLE ROCK, ARKANSAS,
AMENDING THE OFFICIAL ZONING MAP OF THE
CITY OF LITTLE ROCK; AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zoning classification of the following described property
be changed from R -2, Single - family to PD -R:
Part of the NE '/4 of Section 25 and Part of the NW '/4 of Section 24, all
in T -I -N, R -12 -W, Pulaski County, Arkansas more particularly
described as: Beginning at the NW corner NE 1 /4, NE' /4 Section 25, T -1-
N, R -12 -W, thence S87 °23' 10 "E, 1313.20 feet to the NE corner of
Section 25; thence S87 °20'33 "E, 429.08 feet along the north line of
Section 24 to a point on the west right -of -way line of Hwy 365; thence
along said right -of -way S13 °09'30 "E, 788.70 feet to a point; thence
S76 038'29 "W, 30.0 feet to the point of beginning and being a point on
the right -of -way of Gilliam Park Road; thence along said right -of- way, '' °_§
the following bearings and distances (1) S19 °38'31 "E, 204.30 feet (2)
S27 007'31 "E, 337.35 feet (3) S20 °34'25 "E, 85.50 feet to a point on the
south line of the NW 1 /4, NW 1 /4, Section 24; thence N87 °35'01 "W 874.0
feet along said south line to the SW corner, NW 1/4 NW 1 /4, thence
S01 °46'52 "W, 200.00 feet; thence N87 °35' 11 "W, 265.60 feet; thence `
02 012'16 "E, 365.45 feet; thence N47 °33 "02 "E, 366.94 feet; thence
N87 009'50 "E, 423.34 feet; thence N63 049'08 "E, 205.75 feet to the point
of beginning, containing 11.11 acres more or less.
SECTION 2. That the preliminary site development plan/plat be approved as
recommended by the Little Rock Planning Commission.
SECTION 3. That the change in zoning classification contemplated for the
Homes at Granite Mountain Phase II, Long -form PD -R is conditioned upon obtaining a
final plan approval within the time specified by Chapter 36, Article VII, Section 36 -454
(e) of the Code of Ordinances.
SECTION 4. That the map referred to in Chapter 36 of the Code of Ordinances
of the City of Little Rock, Arkansas, and designated district map be and is hereby
amended to the extent and in the respects necessary to affect and designate the change
provided for in Section 1 hereof.
SECTION 5. That this Ordinance shall not take effect and be in full force until
the final approval of the plan.
SECTION 6. Severability. In the event any title, section, paragraph, item,
sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid
or unconstitutional, such declaration or adjudication shall not affect the remaining
portions of the ordinance which shall remain in full force and effect as if the portion so
declared or adjudged invalid or unconstitutional was not originally a part of the
ordinance.
SECTION 7. Repealer. All laws, ordinances, resolutions, or parts of the same
that are inconsistent with the provisions of this ordinance are hereby repealed to the
extent of such inconsistency.
