AN ORDINANCE APPROVING A PLANNED ZONING
DEVELOPMENT AND ESTABLISHING A PLANNED
OFFICE DISTRICT TITLED PULASKI BANK SHORT -
FORM POD (Z- 3326 -E) LOCATED AT 12719 CANTRELL
ROAD, IN THE CITY OF LITTLE ROCK, ARKANSAS,
AMENDING THE OFFICIAL ZONING MAP OF THE
CITY OF LITTLE ROCK; AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zoning classification of the following described property
be changed from 0-2 to POD:
All that part of the W 1/2 W 1/2E %2 NE 1/4, Section 20, T -2 -N, R -13 -W,
Pulaski County, Arkansas, lying south of State Highway #10 and North
of the Centerline of the 50 -feet Little Rock Water Works corrective
easement, except the East 30 -feet thereof, more particularly described as
follows: Commencing at the Southeast corner of the W 1/2 W 1/2E 1/2 NE
1/4 said Section 20; thence N00 °25'E, 300.55 feet, along the east line of
said W 1/2 W 1/2E %2 NE 1/4 to the centerline of the 50 -foot Little Rock
Water Works Corrective easement; thence along said easement
centerline, N44° 13' W, 42.7 feet to the point of beginning; thence
continue along said easement centerline N44° 13' W, 131.6 feet; thence
continue along said centerline, northwesterly, on the arc of a 573 foot
radius curve to the left, chord bearing and distance of N51 '42'W, 149.3
feet; thence continue along said centerline N59011' W, 100.0 feet to the
west line of said W %2 W %2 E 1/2 NE 1/4; thence along said west line
N01001'W, 591.9 feet to the southerly right -of -way line of State
Highway 10; thence southeasterly along said southerly right -of -way line
on the arc of a curve to the left, chord bearing and distance of S80 °56'E,
314.9 feet to a point which is 30 -feet west of the east line of said W 1/2 W
1/2E %2 NE 1/4; thence S00 °25' W, 750.2 feet parallel to and 30 -feet west
of said east line, to the point of beginning;
less and except: part of the W 1/2 W %2 E 1/2 NE 1/4, Section 20, T -2 -N, R-
13-W, Pulaski County, Arkansas, lying south of State Highway 10,
Cantrell Road, and North of the centerline of the 50 -foot Little Rock
Water Works Corrective Easement, described as: Commencing at the
southeast corner of the W 1/2 W 1/2E 1/2 NE 1/4 said Section 20; thence
N00025'E, 300.55 feet along the east line of said W 1/2 W %2 E 1/2 NE 1/4
to the centerline of the 50 -foot Little Rock Water Works corrective
easement; thence along said easement centerline, N44° 13' W, 42.7 feet c Y°
to the point of beginning; thence continue along said easement centerline
N440 13' W, 131.65 feet; thence continue along said centerline,
northwesterly, on the arc of a 573 foot radius curve to the left, chord
bearing and distance of N51 °42' W, 149.3 feet; thence continue along
said centerline N59° 11' W, 100.0 feet to the west line of said W '/2 W '/2
E '/2 NE '/4; thence along said west line N01 °01' W, 262.0 feet; thence
S74 017'30 "E, 314.19 feet to a point which is 30 feet west of the east line
of said W '/2 W '/2 E '/2 NE '/4; thence S00 °25'W, 415.0 feet parallel to
and 30 feet west of said east line of the point of beginning containing
2.206 acres more or less.
SECTION 2. That the preliminary site development plan/plat be approved as
recommended by the Little Rock Planning Commission.
SECTION 3. That the change in zoning classification contemplated for Pulaski
Bank Short-form POD is conditioned upon obtaining a final plan approval within the
time specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code of Ordinances.
SECTION 4. That the map referred to in Chapter 36 of the Code of Ordinances
of the City of Little Rock, Arkansas, and designated district map be and is hereby
amended to the extent and in the respects necessary to affect and designate the change
provided for in Section 1 hereof.
SECTION 5. That this Ordinance shall not take effect and be in full force until
the final approval of the plan.
SECTION 6. Severability. In the event any title, section, paragraph, item,
sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid
or unconstitutional, such declaration or adjudication shall not affect the remaining
portions of the ordinance which shall remain in full force and effect as if the portion so
declared or adjudged invalid or unconstitutional was not originally a part of the
ordinance.
SECTION 7. Repealer. All laws, ordinances, resolutions, or parts of the same
that are inconsistent with the provisions of this ordinance are hereby repealed to the
extent of such inconsistency.
