Beginninf, at a point 30 feet south and 179 feet east of the 1\7,7 corner

and thence run east on the south line of :'right Avenue 40 feet; thence
south parallel to 1-arshall Street 120 feet; thence west; parallel to
`.`Iright Avenue 40 feet; thence north 120 feet to point of beginning;
also an easement for ingress and egress over and upon a strip of
ground 14 feet wide lying west of and ad joining the above described
tract, being Igo. 1715 7right Avenue heretofore classified and zoned.
