That the zoning classification of the following described property be changed from R -2, Single - Family to PDC, Planned Development Commercial: Lot 3, JT Abraham's Subdivision, Little Rock, Pulaski County, Arkansas. Subject to the right -of -way of Stagecoach Road (Arkansas State Highway 5) and the north 630 feet of the E' /2 SW 1/4 SW 1/4, Section 27, T -1 -N, R -13 -W, Little Rock, Pulaski County, Arkansas AND Part of the W %2 SW '/4 SW '/4 Section 27, T - I -N, R -13 -W, Little Rock, Pulaski County, Arkansas, more particularly described as follows: Begin at the Northeast corner of said W '/2 SW '/4 SW '/4 thence SO4 °02'E, along the East line of said W '/2 SW '/4 SW '/4, 140 feet; thence N86 °22'W, 193 feet; thence N41 044'W 23 feet; thence S54 °1 6'W, 61 feet; thence N43044'W, 140 feet to the southerly right -of -way, 63.0 feet to a point on the North line of said W %2 SW '/4 SW '/4; thence East along the said North line 299 feet to the point of beginning subject to the right -of -way of Stagecoach Road (Arkansas State Highway 5). That the preliminary site development plan /plat be approved as recommended by the 4 Little Rock Planning Commission. 5 Section 4. That the change in zoning classification contemplated for the Castle on Stagecoach Long - 6 Form PD -C, located at 6601 Stagecoach Road, is conditioned upon obtaining a final plan approval within 7 the time specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code of Ordinances. 8 Section 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little 9 Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects 10 necessary to affect and designate the change provided for in Section 1 hereof. 11 Section 6. That this ordinance shall not take effect and be in full force until the final approval of the 12 plan. 13 Section 7. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or 14 word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or 15 adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and 16 effect as if the portion so declared or adjudged invalid or unconstitutional were not originally a part of the 17 18 19 20 21 22 23 24 25 26 27 28 29 30 31 32 33 34 35 ordinance. Section 8. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
