AN ORDINANCE RECLASSIFYING VARIOUS PROPERTIES
LOCATED WITHIN THE OTTER CREEK DEVELOPMENT IN
THE CITY OF LITTLE ROCK, ARKANSAS, AMENDING
SECTION 43 OF THE CODE OF ORDINANCES OF THE
CITY OF LITTLE ROCK, ARKANSAS; AND FOR OTHER
PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the
following properties be and are hereby changed as indicated:
Z -3454 - Described as Tract A, part of the S 1/2 SW 1/4
Section 5, T -1 -S, R -13 -W Pulaski County, Arkansas, more
particularly described as follows: Commencing at the
SW corner of said S 1/2 SW 1/4; thence N 890 19' E
1060.74 feet along the S line of the S 1/2 SW 1/4 to
the point of beginning; thence N 01° 03' W to a point
on the S right -of -way of Otter Creek Parkway; thence
easterly along said right -of -way to a point on the W
right -of -way of Arkansas Highway #5; thence
southwesterly along said Highway #5 to a point on the S
line of said S 1/2 SW 1/4; thence S 890 19' W along
said S line to the point of beginning.
AND
Tract B, part of the SW 1/4 Section 5 T -1 -S, R -13 -W
Pulaski County, Arkansas, more particularly described
as follows: Commencing at the SW of said SW 1/4;
thence N 890 19' E 1,060.74 feet; thence N 010 03' W
928.89 feet to a point on the N right -of -way of Otter
Creek Parkway; thence continue N 010 03' W 709.53 feet;
thence S 890 23' E to a point on the W right -of -way of
Arkansas Highway #5; thence southwesterly along said
right -of -way to a point on the N right -of -way of Otter
Creek Parkway; thence along Otter Creek Parkway to the
point of beginning from "R -2" Single Family District to
"C -2" Shopping Center District.

the S right -of -way of Quail Run Drive; thence
northeasterly along said right -of -way to a point on the
S right -of -way of Otter Creek Parkway; thence S 720 18'
E 90 feet; thence along the arc of a 761.25 foot radius
curve to the left, having a chord bearing and distance

departing said right -of -way N 640 33' 54" W 100.36
feet; thence W 514.36 feet to a point on the W line of

640 33' 54" W 132.87 feet to a point on the E
right -of -way of Otter Creek Parkway; thence
northeasterly along said right -of -way to the N line
(Baseline Road) of said NW 1/4 NW 1/4; thence E to the
point of beginning from "R -2" Single Family District to
"MF -24" Multifamily District.

Tract D, part of the W 1/2 SW 1/4 Section 5 T -1 -S,
R -13 -W Pulaski County, Arkansas, more particularly
described as follows: Commencing at the SW corner of
said W 1/2 SW 1/4; thence N 890 19' E 1,060.74 feet
along the S line of said W 1/2 SW 1/4; thence N O10 03'
W 928.89 feet to a point on the N right -of -way of Otter
Creek Parkway; thence continue N 010 03' W 1,062.14
feet; thence N 89° 44' W 701.4 feet; thence S 000 16' W
894.79 feet to a point on the N right -of -way of Otter
Creek Parkway; thence easterly along said right -of -way
to the point of beginning from "R -2" Single Family
District "MF -18" Multifamily District.
AND
Tract E, part of the E 1/2 Section 6, T -1 -S, R -13 -W
Pulaski County, Arkansas, more particularly described
as follows: Commencing at the SE corner of the NE 1/4
said Section 6; thence N 580 25' W 717.1 feet to the
point of beginning, said point lying on the centerline
of a 100 foot utility easement and on the W
right -of -way of Otter Creek Parkway; thence southerly
along said right -of -way to a point on the centerline of
a 150 foot drainage easement (Callaghan Branch); thence
N 600 02' 17" W along said centerline to a point on the
centerline of said 100 foot utility easement; thence N
710 21' 29" E to the point of beginning from "R -2"
Single Family District to "MF -6" Multifamily District.
SECTION 2. That the map referred to in Section 43 of
the Code of Ordinances of the City of Little Rock and
designated district map be and it is hereby amended to the
extent and in the respects necessary to effect and designate
the changes provided for in Section 1 hereof.
SECTION 3. That the Ordinance shall take effect and be
in full force from and after its passage and approval.
