ORDINANCE NO. 13,822
AN ORDINANCE RECLASSIFYING VARIOUS PROPERTIES
WITHIN THE CITY OF LITTLE ROCK, ARKANSAS, AMENDING
SECTION 43 OF THE CODE OF ORDINANCES OF THE CITY
OF LITTLE ROCK, ARKANSAS, AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the
following properties be and are hereby changed as indicated.
(a) Z -3458 - Described as part of the SW 1/4 Section 35
T1N, R13W Pulaski County, Arkansas, described as
starting at the NE corner of the SW 1/4 Section 35;
thence S along the E line of the said SW 1/4 396 feet;
thence W along a line which is 396 feet S of and
parallel to the N line of the said SW 1/4 150 feet;
thence S along a line which is parallel to and 150 feet
W of the E line of said SW 1/4 for 200.3 feet to the
point of beginning; thence S 1° 15' E 300 feet; thence
S 880 45' W 133.34 feet to a point on the E
right -of -way line of a 50 foot road; thence N 10° 27' W
233.28 feet to a point; thence N 00° 14' W 69.59 feet
to a point; thence N 88° 45 minutes E 169.15 feet to
the point of beginning from "R -2" Single Family
District to "C -4" Open Display District.
(b) Z -3463 - Described as a parcel of property being a part
of Lots 14 and 15, Block 1, Capitol View Addition to
the City of Little Rock, Arkansas, more particularly
described as follows: Beginning at the SW corner of
said Lot 14; thence run N along the W boundary of said
Lot 14 to the S right -of -way line of Markham Street;
thence E along said S right -of -way line to a point,
said point being the point where the S right -of -way
line of Markham Street intersects the S boundary of
said Lot 14, Block 1, Capitol View Addition; thence W
along said S boundary of said Lot 14 to the point of
beginning from "R -3" Single Family District to "R -5"
Urban Residence District.
(c) Z -3468 - Described as Lots 24, 26, 31, 32 and 39
Triangle Properties Industrial District.
AND
Part of the SE 1/4 SW 1/4 Section 35 T1N, R13W
Pulaski County, Arkansas, more particularly described
as follows: Beginnning at the NW corner of Lot 37,
Triangle Properties Industrial District, Little Rock,
Pulaski County, Arkansas; thence N 1° 40' 10" E 283.8
feet to a point; thence N 660 03' E 276 feet to a
point; thence S 29° 13' 30" E 297.4 feet to a point on
the westerly right -of -way line of Distribution Drive;
thence southwesterly along said westerly right -of -way
line, being the arc of a 268.75 foot radius curve to
the left having a chord bearing and distance of S 36°
17' 58" W_ 179.28 feet to the NE corner of said Lot 37
Triangle Properties Industrial District; thence N 88°
24' 40" W along the N line of said Lot 37 299.69 feet
to the point of beginning.

of 560 feet; thence N 83° 15' 31" E for a distance of
679.44 feet to a point on the W right -of -way line of
the Missouri Pacific Railroad; thence S 500 03' W along
said Missouri Pacific Railroad right -of -way for a
distance of 150 feet to the point of beginning.

The E 150 feet of Lot 7R Triangle Properties Industrial
District Little Rock, Pulaski County, Arkansas, more
particularly described as follows: Beginning at the SE
corner of said Lot 7R; thence S 62° 36' W along the S
line of said Lot 7R 150 feet to a point; thence N 27°
24' W 150 W of and parallel with the E line of said Lot
7R 490 feet to a point on the N line of said Lot 7R;
thence N 62° 36' E along said N line of Lot 7R 150 feet
to the NE corner thereof; thence S 27° 24' E along the
E line of Lot 7R 490 feet to the point beginning from

District.

Beginning at the intersection of the S line of Block 10
and the E right -of -way line of I -430; thence NE along
said E right -of -way line 216.8 feet; thence E 82.7
feet; thence N 100 feet to the N line of Block 9;
thence E along said N line 115 feet to the E line of
the W 1/2 of Block 9; thence S along said E line 315
feet to the S line of Block 9; thence W along the S
line of Blocks 9 and 10 to the point of beginning.
AND
Part of Blocks 8 and 9 Sante Fe Park Addition,
Little Rock, Arkansas, described as: Beginning at the
SW corner of the E 1/2 of Block 9; thence N along the
W line of said E 1/2 315 feet to the N line of Block 9;
thence E along said N line 149 feet to the W
right -of -way of a road; thence SE along a curve to the
left 75.2 feet; thence SE 30.8 feet; thence SE along a
curve to the right 156.7 feet; thence S 89.5 feet to
the S line of Block 8; thence W along the S line of
Blocks 8 and 9 277.9 feet to the point of beginning.

described as: Beginning at the intersection of the N
line of Block 10 and the E right -of -way line of I -430;
thence E 83.4 feet; thence S 100 feet; thence W 82.7 to
the E right -of -way line of I -430; thence NE along said
E right -of -way 27.9 feet; thence NW along the E
right -of -way line of I -430 72.5 feet to the point of
beginning from "R -2" Single Family District to "0 -2"
Office Institutional District.
SECTION 2. That the map referred to in Section 43 of
the Code of Ordinances of the City of Little Rock and
designated district map be and it is hereby amended to the
extent and in the respects necessary to effect and designate
the changes provided in Section 1 hereof.
SECTION 3. That the Ordinance shall take effect and
be in full force from and after its passage and approval.
