13805ORDINANCE NO. 13,805 AN ORDINANCE RECLASSIFYING VARIOUS PROPERTIES IN THE CITY OF LITTLE ROCK, ARKANSAS, AMENDING SECTION 43 OF THE CODE OF ORDINANCES OF THE CITY OF LITTLE ROCK, ARKANSAS; AND FOR OTHER PURPOSES BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS. SECTION 1. That the zone classification of the following properties be and are hereby changed as indicated. (a) Z -3456 - Described as Lot 4R, Beverly Hills Addition from "R -5" Urban Residence District to "0-1" Quiet Office District. (b) Z -3450 - Described as a Tract of land lying N and W of the Missouri Pacific Railroad right -of -way in the NE 1/4 of the SE 1/4, the SE 1/4 of the NE 1/4 and the NE 1/4 of the NE 1/4 Section 9 T -1 -S, R -13 -W Pulaski County, Arkansas, more particularly described as: Starting at the common corner for Sections 3, 4, 9 and 10 T -1 -S, R -13 -W in the pavement of Mabelvale Road West; thence S 000 13' E along the section line between said Sections 9 and 10 a distance of 1,277.5 feet to the point of beginning; thence continue S 000 13' E along said Section line a distance of 602.8 feet to the N right -of -way line of the Missouri Pacific Railroad; thence S 540 14' W along the N right -of -way line of said railroad a distance of 1,284.2 feet; thence S 550 21' W a distance of 350.3 feet; thence N 000 12' E 2,805 feet to a point in the Mabelvale Road asphalt pavement on the section line between Sections 4 and 9; thence N 880 54' E along said line between Sections 4 and 9 a distance of 745.8 feet; thence S 000 13' E along the W line of the Mabelvale School a distance of 1,276 feet; thence N 890 02' E along the S line of the said Mabelvale School property a distance of 567.7 feet to the point of beginning from "R -2" Single Family District to "I -2" Light Industrial District. (c) Z -3460 - Described as Tracts 2 and 4, Tall Timber West Replat, Phase I and Tracts 1 and 3, Tall Timber West, Phase II from "R -2" Single Family District to "R -4" Two Family District. (d) Z- 3425 -A - Described as Part of the SE 1/4 NW 1/4 Section 3 T -1 -N, R -13 -W Pulaski County, Arkansas, and part of Tracts 9 and 10, West Markham Street Subdivision, Little Rock, Arkansas, all more particularly described as: Beginning at the NE corner of said Tract 9, West Markham Street Subdivision, said corner being located on the S right -of -way line of West Markham Street; thence S 860 21' E along said S right -of -way line 160 feet; thence S 20 05' 30" W and parallel with the E line of said Tract 9, West Markham Street Subdivision 279.3 feet; thence N 860 21' W and parallel with said S right -of -way line of West Markham Street 160 feet to a point on the E line of said Tract 9, West Markham Street Subdivision; thence N 870 54' 30" W 250 feet to a point; thence S 130 45' 24" W 74.19 feet to a point; thence N 870 54' 30" W 161.47 feet to a point on the E right -of -way line of Interstate Route #430; thence N 60 45' W along said E right -of -way line 90 feet to a point; thence N 50 E and continuing along said E right -of -way line 204.35 feet to a point on the S right -of -way line of West Markham Street; thence easterly along said S right -of -way line the following chord bearings and distances: N 800 09' 30" E 75.42 feet; N 870 10' 30" E 189.65 feet; N 750 55' E 103.83 feet and S 860 21' E 67.5 feet to the point of beginning of the tract of land described herein. AND Part of Tracts 9 and 10, West Markham Street Subdivision, Little Rock, Arkansas, more particularly described as: Starting at the NE corner of said Tract 9, West Markham Street Subdivision, said corner being located on the S right -of -way of West Markham Street; thence S 860 21' E along said S right -of -way line 160 feet; thence S 20 05' 30" W and parallel with the E line of said Tract 9, West Markham Street Subdivision 279.3 feet; thence N 86° 21' W and parallel with said S right -of -way line of West Markham Street 160 feet to a point on the E line of said Tract 9, West Markham Street Subdivision; thence S 20 05' 30" W along said E line 430 feet to the point of beginning of the tract of land described herein; thence continue S 20 05' 30" W along said E line 573.26 feet to a point on the E right -of -way line of Interstate Route #430; thence northerly along said E right -of -way line the following chord bearings and distances: N 510 16' W 287.1 feet; N 370 24' W 177.7 feet; N 40 17' 30" W 317.6 feet and N 60 45' W 42 feet to a point; thence S 870 54' 30" E 95.25 feet to a point; thence S 660 35' 34" E 48.3 feet to a point; thence S 540 24' 30" E 135.51 feet to a point; thence S 870 54' 30" E 132 feet to the point of beginning of the tract land described herein from "0-2" Office and Institutional District to "0-3" General Office District. SECTION 2. That the map referred to in Section 43 of the Code of Ordinances of the City of Little Rock and designated district map and it is hereby amended to the extent and in the respects necessary to effect and designate the changes provided for in Section 1 hereof.
