19137ORDINANCE NO. 19,137 AN ORDINANCE APPROVING A PLANNED ZONING DEVELOPMENT AND ESTABLISHING A PLANNED OFFICE DISTRICT TITLED SHACKLEFORD OFFICE PARK. LONG -FORM POD (Z- 5703 -A) LOCATED ON THE SOUTHEAST CORNER OF COLONEL GLENN ROAD AND SHACKLEFORD ROAD, IN THE CITY OF LITTLE ROCK, ARKANSAS, AMENDING THE OFFICIAL ZONING MAP OF THE CITY OF LITTLE ROCK; AND FOR OTHER PURPOSES. BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS. SECTION 1. That the zoning classification of the following described property be changed from R -2, Single- family District to POD: Part of the NE '/; NW 1/4 and part of the NW '/a NW 1/4 of Section 22, T -1- N, R -13 -W, Little Rock, Pulaski County, Arkansas, more particularly described as: beginning at the SW corner of the NE 1/4 NW 1/4 of said Section 22; thence N 88 °37'57" W along the south line of the NW 1/4 NW 1/4, 88.15 feet to a point on the East right -of -way line of Shackleford Road; thence in a northwesterly direction along the East right-of-way line of said Shackleford Road the following courses: N 1.3 °35'07" W, 75.25 feet; N 02 054'41" W, 94.31 feet; N 05 1133'04" E, 198.99 feet; N 00 1151'28" E, 101.37 feet; N 01'20'13" W, 192.96 feet to a point on the South right -of- way line of Colonel Glenn Road; thence in an easterly direction along the South right- of-way line of said Colonel Glenn Road the following courses: S 81 °55'48" E, 109.93 feet; S 83 °28'01" E, 137.06 feet; S 85 °56'39" E, 159.40 feet; S 88 °45'50" E, 91.52 feet; N 86 °23'27" E, 106.34 feet; N 85"22'1.8" E, 112.53 feet and S 85 °32'26" E, 70.96 feet; thence S 01 °19'00" W, 643.78 feet to a point on the South line of said NE '/4 NW '/4; thence N 88'39'16" W along the South line of said NE 1/4 NW 1/4 675.62 feet to the point of begim -ing, containing 11.43 acres, more or less. SECTION 2. That the preliminary site development plan/plat be approved as recommended by the Little Rock Planning Commission. SECTION 3. That the change in zoning classification contemplated for Shackleford Office Park Long -form POD is conditioned upon obtaining a final plan approval within the time specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code of Ordinances. SECTION 4. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects necessary to affect and designate the change provided for in Section 1 hereof. SECTION 5. That this Ordinance shall not take effect and be in full force until the final approval of the plan. SECTION 6. Severability, In the event any title, section, paragraph, item, sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and effect as if the portion. so declared or adjudged ]invalid or unconstitutional was not originally a part of the ordinance. SECTION 7. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
