CE TO APPROVE A PLANNED ZONING
AND ESTABLISH A PLANNED RESIDENTIAL
5 DISTRICT TITLED RANCH WEST SHORT -FORM PD -R (Z- 8301 -C),
6 LOCATED AT 6400 PATRICK COUNTRY ROAD, LITTLE ROCK,
7 ARKANSAS; AMENDING THE OFFICIAL ZONING MAP OF THE CITY
8 OF LITTLE ROCK, ARKANSAS; AND FOR OTHER PURPOSES.

10 NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY
11 OF LITTLE ROCK, ARKANSAS:
12 Section 1. That the zoning classification of the following described property be changed from 0-3,
13 General Office District, to PD -R:
14 Part of the W '/z of Section 14, T -2 -N, R -14 -W, Little Rock, Pulaski County, Arkansas,
15 more particularly described as follows: Beginning at the Northeast corner of Lot 3,
16 Ranch West Office Park, Little Rock, Arkansas; thence Easterly along the future South
17 right -of -way line of Valley Ranch Drive the following: (1) Easterly along the arc of a
18 480.00 -foot radius curve to the left, a chord bearing and distance of N84 °51'59 "E, 43.22
19 feet; (2) N82 °17'09 "E, 484.81 feet and (3) Easterly along the arc of a 305.00 -foot radius
20 curve to the left, a chord bearing and distance of N65 °58'05 "E, 171.39 feet; thence
21 S41 °58'32 "E 57.34 feet to a point of the West right -of -way line of Patrick Country Road;
22 thence S03 001'28 "W along said West right -of -way line, 961.99 feet; thence
23 S84 015'54 "W, 285.77 feet; thence S26 001'21 "W, 151.87 feet; thence N86 °51'18 "W,
24 54.70 feet; thence NO2 °51' 17 "E, 128.16 feet; thence N86 °43'03 "W, 319.41 feet to a
25 point on the Southerly extension of the east line of said Lot 3; thence NO3 °16'57 "E along
26 said East line, 881.73 feet to the point of beginning containing 15.6509 acres, more or
27 less.
28 Section 2. That the approval of Ranch West Short-Form PD -R (Z- 8301 -C), located at 6400 Patrick
29 Country Road, is subject to compliance with the following additional conditions:

31 That the preliminary site development plan /plat be approved as submitted, including
32 all staff comments and conditions as outlined in the Planning Commission Agenda Staff
33 Report in paragraphs D, E, F and including any conditions indicated in the staff analysis

in paragraph H and subject to additional conditions imposed at the Planning Commission
Public Hearing as amended by the applicant.
Section 3. That the preliminary site development plan/plat be approved as recommended by the
Little Rock Planning Commission.
Section 4. That the change in zoning classification contemplated for Ranch West Short-Form PD -R
(Z- 8301 -C), located at 6400 Patrick Country Road, is conditioned upon obtaining a final plan approval
within the time specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code of Ordinances.
Section 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little
Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects
necessary to affect and designate the change provided for in Section 1 hereof.
Section 6. That this ordinance shall not take effect and be in full force until the final approval of the
plan.
Section 7. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or
word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or
adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and
effect as if the portion so declared or adjudged invalid or unconstitutional were not originally a part of the
ordinance.
Section 8. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent
with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
