" DE'V'I�LOPMENT AND ESTABLISH A PLANNED COMMERCIAL
DISTRICT TITLED RIVIERA MAYA MEXICAN RESTAURANT
REVISED SHORT -FORM PCD (Z- 3143 -D), LOCATED AT 801 FAIR
PARK BOULEVARD, LITTLE ROCK, ARKANSAS; AMENDING THE
OFFICIAL ZONING MAP OF THE CITY OF LITTLE ROCK,
ARKANSAS; AND FOR OTHER PURPOSES.
NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY
OF LITTLE ROCK, ARKANSAS:
Section 1. That the zoning classification of the following described property be changed from PCD
to Revised PCD:
Part of Lot 1, LQ Replat City of Little Rock, Pulaski County, Arkansas, described as:
Commencing at the SW corner of Lot 1; thence North along the West line thereof 157.17
feet to the point of beginning; thence continue along said West line North 128.64 feet;
thence S88 °54'09 "E, 3.08 feet; thence N04 °39'35 "E, 44.98 feet; thence N15 °49'29 "E,
34.47 feet; thence N65 °50'38 "E, 36.94 feet; thence S83 °13'34 "E, 105.20 feet; thence
S0002'3 1"W, 211.68 feet; thence S45'01'1 5"W, 31.76 feet; thence West 131.7 feet to the
point of beginning containing 0.77 acres, more or less.
Section 2. That the approval of Riviera Maya Mexican Restaurant Revised Short-Form PCD (Z-
3143-D), located at 801 Fair Park Boulevard, is subject to compliance with the following additional
conditions:
That the preliminary site development plan /plat be approved as submitted, including
all staff comments and conditions as outlined in the Planning Commission Agenda Staff
Report in paragraphs D, E, F and including any conditions indicated in the staff analysis
in paragraph H and subject to additional conditions imposed at the Planning Commission
Public Hearing as amended by the applicant.
Section 3. That the preliminary site development plan/plat be approved as recommended by the
Little Rock Planning Commission.
Section 4. That the change in zoning classification contemplated for Riviera Maya Mexican
Restaurant Revised Short-Form PCD (Z- 3143 -D), located at 801 Fair Park Boulevard, is conditioned

upon obtaining a final plan approval within the time specified by Chapter 36, Article VII, Section 36 -454
(e) of the Code of Ordinances.
Section 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little
Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects
necessary to affect and designate the change provided for in Section I hereof.
Section 6. That this ordinance shall not take effect and be in full force until the final approval of the
plan.
Section 7. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or
word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or
adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and
effect as if the portion so declared or adjudged invalid or unconstitutional were not originally a part of the
ordinance.
Section 8. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent
with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
