AN ORDINANCE TO APPROVE A PLANNED ZONING
DEVELOPMENT AND ESTABLISH A PLANNED RESIDENTIAL
DISTRICT TITLED LAKE NIXON SHORT -FORM PD -R (Z- 8765),
LOCATED AT 18511 COOPER ORBIT ROAD, LITTLE ROCK,
ARKANSAS, AMENDING THE OFFICIAL ZONING MAP OF THE
CITY OF LITTLE ROCK, ARKANSAS; AND FOR OTHER PURPOSES.
NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY
OF LITTLE ROCK, ARKANSAS:
Section 1. That the zoning classification of the following described property be changed from AF,
Agriculture and Forestry, to PD -R, Planned Development Residential:
Part of the E '/2 SE '/4 of Section 18, T -1 -N, R -13 -W, Pulaski County, Arkansas, more
particularly described as follows: commencing at the southeast corner of said NE '/4 SE
'/4, said Section 18; thence N90 °00'00 "W along the south line of said NE '/4, SE '/4,
805.33 feet to the point of beginning; thence S l 9 °46' 12 "W, 104.49 feet to a point on the
north right of way of Cooper Orbit Road, being twenty -five (25) feet from the centerline
thereof; thence westerly along said north right of way line being the arc of a 632.0 -foot
radius curve to the left, a chord bearing and distance of N57 °25'43 "W, 123.06 feet;
thence N19 °46'12 "E, 150.0 feet; thence S70'1 3'48"E, 120.0 feet; thence S19 °46'12 "W,
72.78 feet to the point of beginning containing 0.4451 acres, more or less.
Section 2. That the approval of Lake Nixon Short -Form PD -R (Z- 8765), located at 18511 Cooper
Orbit Road, is subject to compliance with the following additional conditions:
That the preliminary site development plan/plat be approved as submitted, including all
staff comments and conditions as outlined in the Planning Commission Agenda Staff
Report in paragraphs D, E, F and including any conditions indicated in the staff analysis
in paragraph H and subject to additional conditions imposed at the Planning Commission
Public Hearing as amended by the applicant.
Section 3. That the preliminary site development plan /plat be approved as recommended by the

Section 4. That the change in zoning classification contemplated for Lake Nixon Short-Form PD -R
(Z- 8765), located at 18511 Cooper Orbit Road, is conditioned upon obtaining a final plan approval within
the time specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code of Ordinances.
Section 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little
Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects
necessary to affect and designate the change provided for in Section 1 hereof.
Section 6. That this ordinance shall not take effect and be in full force until the final approval of the
plan.
Section 7. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or
word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or
adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and
effect as if the portion so declared or adjudged invalid or unconstitutional were not originally a part of the
ordinance.
Section 8. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent
with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
