That the zoning classification of the following described property be changed from C -3, 14 General Commercial District, to PCD, Planned Commercial District: 15 Part of Tract A of AGC Addition to the City of Little Rock, Pulaski County, Arkansas, 16 more particularly described as follows: Commencing at the Southeast corner of Lot 3, 17 AGC Addition to the City of Little Rock, Arkansas; thence S03 °13'05 "W 46.46 feet; 18 thence S02 °49'00 "E for 64.47 feet to the point of beginning; thence S62 °37'43 "E for 19 274.41 feet; thence S05 °22' 13 "W 565.25 feet; thence S84 °41'42 "E for 259.99 feet to the 20 west right -of -way US Hwy #67 -70, University Avenue 275'R/W; thence S05 °23'24 "W 21 for 100.0 feet along said west right -of -way; thence N84'4 1'42"W for 240.0 feet; thence 22 S05 °03'28 "W for 57.80 feet to the southerly line of said Tract A; thence 23 N63 °08'58 "West along said southerly line for 741.99 feet to the west line of said Tract 24 A; thence N01 °50'00 "W along said west line for 31.21 feet; thence N26'54'1 l "E for 25 288.30 feet; thence S63 °05'49 "E for 48.29 feet; thence N26'54'1 I "E for 288.30 feet; 26 thence S62 °37'43 "E for 150.08 feet to the point of beginning. 27 Section 2. That the approval of Mosaic Church of Central Arkansas Long -Form PCD (Z- 8751), 28 located at 3221 Colonel Glenn Road, is subject to compliance with the following additional conditions: 29 That the preliminary site development plan /plat be approved as submitted, including all 30 staff comments and conditions as outlined in the Planning Commission Agenda Staff 31 Report in paragraphs D, E, F and including any conditions indicated in the staff analysis 32 in paragraph H and subject to additional conditions imposed at the Planning Commission 33 Public Hearing as amended by the applicant. Page 1 of 2 I Section 3. That the preliminary site development plan /plat be approved as recommended by the 2 Little Rock Planning Commission. 3 Section 4. That the change in zoning classification contemplated for Mosaic Church of Central 4 Arkansas Long -Form PCD (Z- 8751), located at 3221 Colonel Glenn Road, is conditioned upon obtaining 5 a final plan approval within the time specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code 6 of Ordinances. 7 Section 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little 8 Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects 9 necessary to affect and designate the change provided for in Section I hereof. 10 Section 6. That this ordinance shall not take effect and be in full force until the final approval of the 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 29 30 31 32 33 34 35 plan. Section 7. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and effect as if the portion so declared or adjudged invalid or unconstitutional were not originally a part of the ordinance. Section 8. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent with the provisions of this ordinance are hereby repealed to the extent of such inc tency.
