PULASKI COUNTY CIRCUIT /COUNTY CLERK Fees $20.00 ORDINANCE NO. 20,577 AN ORDINANCE TO APPROVE A PLANNED ZONING DEVELOPMENT AND ESTABLISH A PLANNED INDUSTRIAL DISTRICT TITLED DALE'S TIRE SHORT -FORM PID (Z- 6194 -D), LOCATED AT 7919 COLONEL GLENN ROAD, LITTLE ROCK, ARKANSAS, AMENDING THE OFFICIAL ZONING MAP OF THE CITY OF LITTLE ROCK, ARKANSAS; AND FOR OTHER PURPOSES. NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS: Section 1. That the zoning classification of the following described property be changed from I -2, Light Industrial District, and R -2, Single - Family District, to PID, Planned Industrial District: A part of the West half of the Northeast Quarter of the Northeast Quarter of Section 23, Township 01 North, Range 13 West, Pulaski County, Arkansas, being more particularly described as follows: Commencing at the Northwest corner of the Northeast Quarter of the Northeast Quarter of Section 23, T 1 N -R 13 W, thence South 01 '26'1 9"W 176.40 feet to a point; thence North 64'26'1 VE 84.25 feet to a point along the South right -of -way of Arkansas State Highway No. 5; thence N60 °23' 13 "E along the said right -of -way 131.80 feet to the point of beginning; thence N62 °23' 13 "W 5.0 feet to a point; thence N65 017'24 "E 75.0 feet to a point; thence N66 °58'42 "E 65.68 feet to a point; thence S00 °50'57 "W departing the said right -of -way 302.34 feet to a point; thence W112.78 feet to a point; thence N00 °5 1'57"W 69.96 feet to a point; thence N054'1 1'52"W 110.97 feet to a point; thence N07 °08'25 "W 57.10 feet to the point of beginning, containing 0.76 25 acres, more or less. 26 Section 2. The buffer area is to be enhanced with the planting of evergreen trees and shrubs to provide adequate screening to the properties to the east and south. • The building is to be constructed of non- reflectant material and in earth tone colors. • There are to be no openings, exhaust or mechanical equipment located along the southern and eastern facades. Section 3. That the preliminary site development plan /plat be approved as recommended by the Little Rock Planning Commission. Section 4. That the change in zoning classification contemplated for Dale's Tire Short-Form PID (Z- 6194 -D), located at 7919 Colonel Glenn Road, is conditioned upon obtaining a final plan approval within the time specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code of Ordinances. Section 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects necessary to affect and designate the change provided for in Section 1 hereof. Section 6. That this ordinance shall not take effect and be in full force until the final approval of the plan. Section 7. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and effect as if the portion so declared or adjudged invalid or unconstitutional were not originally a part of the ordinance. Section 8. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
