AN ORDINANCE RECLASSIFYING PROPERTY
LOCATED AT THE NORTHEAST CORNER OF
BASELINE AND GEYER SPRINGS ROADS IN THE
CITY OF LITTLE ROCK, ARKANSAS, AMENDING
SECTION 43 OF THE CODE OF ORDINANCES OF
THE CITY OF LITTLE ROCK, ARKANSAS; AND
FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the
followinq property be and is hereby changed as indicated:
Z -3705 - Described as Lot 5 -R, Geyer Springs Shopping
Center Subdivision, Pulaski County, Arkansas, being all
of Lot 5, Geyer. Springs Shopping Center Subdivision and
part of the SW 1/4 SW 1/4 Section 31, T -1 -N, R -12 -W,
Pulaski County, Arkansas, being more particularly
described as follows: Beqinninq at a point on the east
right -of -way line of Geyer Springs Road which is 50
feet E of and 175 feet N of the SW corner of said
Section 31, said point beinq the SW corner of said Lot
5 on the Geyer Springs Road right -of -way line; thence N
along the W line of said Lot 5 for 554.3 feet to the NW
corner of said Lot 5, said corner beinq on the S line
of S &T Subdivision in addition to the City of Little
Rock, Arkansas, filed in Plat Book 38 at page 93,
Pulaski County Courthouse, Little Rock, Arkansas;
thence N 89° 42' E along the N line of said Lot 5 in
the S line of said S &T Subdivision for 294.94 feet to a
point, said point beinq the SE corner of said S &T
Subdivision; thence N 0° 23' 29" along the E line of
said S &T Subdivision and along said line extended for
230.88 feet; thence S 89° 49' 59" E for 137.7 feet;
thence S 890 51' 44" E for 452.07; thence S 0° 01' 49"
E for 236.99 feet; thence N 88° 13' 26" W for 297.78
feet to the NE corner of Lot 5, Geyer_ Springs Shopping
Center Subdivision; thence continue along the boundary
line of said Lot 5 for the following courses and
distances; thence S 0° 09' E for 183.9 feet to a point,
said point being on the arc of a curve; thence in a
westerly and southerly direction along the arc of a
curve to the left having a radius of 50 feet for a
chord length of 93.5 feet on a bearing of S 20° 37' W;
thence in an easterly and southerly direction along the
arch of curve to the right having a radius of 25 feet
for a chord length of 20.4 feet on a bearing of S 24°
08' E; thence S 89° 45' W for 85 feet; thence S 0° 09'
E for 400 feet; thence S 890 45' W for 347.8 feet;
thence N 135 feet; thence S 89° 45' W for 130 feet to
the point of beginning from "AF" Agriculture and
Forestry District to "C -3" General Commercial
District.
SECTION 2. That the map referred to in Section 43 of
the Code of Ordinances of the City of Little Rock and
desiqnated district map be and it is hereby amended to the
extent and in the respects necessary to effect and designate
the change provided in Section 1 hereof.
SECTION 3. That the Ordinance shall take effect and be
in full force from and after its passage and approval.
