ASIff c01l.:`' 3 " " " "' "AN ORDINANCE TO APPROVE A PLANNED ZONING 4 DEVELOPMENT AND ESTABLISH A PLANNED RESIDENTIAL 5 DISTRICT TITLED GULLEY LONG -FORM PD -R, LOCATED AT 11511 6 GARRISON ROAD (Z- 8695), LITTLE ROCK, ARKANSAS, AMENDING 7 THE OFFICIAL ZONING MAP OF THE CITY OF LITTLE ROCK, 8 ARKANSAS; AND FOR OTHER PURPOSES. 9 10 NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY 11 OF LITTLE ROCK, ARKANSAS: 12 Section 1. That the zoning classification of the following described property be changed from R -2, 13 Single - Family, to PD -R: 14 SE '/4 SW '/4, Section 7, T -2 -N, R -14 -W, Pulaski County, Arkansas except the West 15 178 feet of said SE '/4 SW % and the E '/z E '/z E '/z SE '/a of Section 7, T -2 -N, R -14 -W, 16 containing 29.67 acres, more or less. Subject to the right -of -way for Garrison Road. 17 Section 2. That the approval of Gulley Long -Form PD -R, located at 11511 Garrison Road (Z- 8695), 18 is subject to compliance with the following additional conditions: 19 That the preliminary site development plan/plat be approved as submitted, including all 20 staff comments and conditions as outlined in the Planning Commission Agenda Staff 21 Report in paragraphs D, E, F and including any conditions indicated in the staff analysis 22 in paragraph H and subject to additional conditions imposed at the Planning Commission 23 Public Hearing as amended by the applicant. 24 Section 3. That the preliminary site development plan/plat be approved as recommended by the 25 Little Rock Planning Commission. 26 Section 4. That the change in zoning classification contemplated for Gulley Long -Form PD -R, 27 located at 11511 Garrison Road (Z- 8695), is conditioned upon obtaining a final plan approval within the 28 time specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code of Ordinances. 29 Section 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little 30 Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects 31 necessary to affect and designate the change provided for in Section 1 hereof. 32 Section 6. That this ordinance shall not take effect and be in full force until the final approval of the 33 plan. In the event any title, section, paragraph, item, sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and effect as if the portion so declared or adjudged invalid or unconstitutional were not originally a part of the ordinance. Section 8. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
