TO APPROVE A PLANNED ZONING
AND ESTABLISH A PLANNED COMMERCIAL
5 DISTRICT TITLED DENNIS PROPERTIES REVISED LONG -FORM
6 PCD, LOCATED AT 11421 HIGHWAY 5 (Z- 7786 -B), LITTLE ROCK,
7 ARKANSAS; AMENDING THE OFFICIAL ZONING MAP OF THE CITY
8 OF LITTLE ROCK, ARKANSAS; AND FOR OTHER PURPOSES.

10 NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY
11 OF LITTLE ROCK, ARKANSAS:
12 Section 1. That the zoning classification of the following described property be changed from PCD
13 to Revised PCD:
14 Part of the NW '/4 of Section 8, T -1 -S, R -13 -W Little Rock, Pulaski County,
15 Arkansas, more particularly described as: Commencing at the SW 1/4 of Section 8,
16 T -1 -S, R -13 -W Thence N 01107'40 "W 1525.14 feet; thence N 67 138'54 "E 19.79 feet;
17 thence N 01135'25 "W 600.00 feet; thence N 01 135'25 "W 186.65 feet; thence N
18 52 005'13 "W 360.25 feet; thence S 29025'59'W 245.17 feet: thence S 01 121'47 "W
19 363.67 feet; thence S 71 016'46 "W 251.77 feet; thence N 87 015'59 "W 170.92 feet;
20 thence S 71 137'36 "W 173.19 feet; thence N 75 151'55 "W 28.27 feet; thence N
21 22 039'50 "W 134.60 feet to the point of beginning containing 6.84 acres, more or less.
22 Section 2. That the approval of Dennis Properties Revised Long -Form PCD, located at 11421
23 Highway 5 (Z- 7786 -B), is subject to compliance with the following additional conditions:
24 That the preliminary site development plan/plat be approved as submitted, including all
25 staff comments and conditions as outlined in the Planning Commission Agenda Staff
26 Report in paragraphs D, E, F and including any conditions indicated in the staff analysis
27 in paragraph H and subject to additional conditions imposed at the Planning Commission
28 Public Hearing as amended by the applicant.
29 Section 3. That the preliminary site development plan/plat be approved as recommended by the
30 Little Rock Planning Commission.
31 Section 4. That the change in zoning classification contemplated for Dennis Properties Revised
32 Long -Form PCD, located at 11421 Highway 5 (Z- 7786 -B), is conditioned upon obtaining a final plan

I approval within the time specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code of
2 Ordinances.
3 Section 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little
4 Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects
5 necessary to affect and designate the change provided for in Section 1 hereof.
6 Section 6. That this ordinance shall not take effect and be in full force until the final approval of the
7 plan.
8 Section 7. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or
9 word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or
10 adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and
11 effect as if the portion so declared or adjudged invalid or unconstitutional were not originally a part of the
12 ordinance.
13 Section 8. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent
14 with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
