That the zoning classification of the following described property be changed from PCD 14 to Revised PCD: 15 Starting at the Southeast corner of the Northeast '/4 of the Northwest '/4 of said 16 Section 19; thence North 89 °19'04 "W, along the South line of said Northeast '/4 17 Northwest '/4 a distance of 303.14 feet to the point of beginning; thence continuing 18 along said South line South 89 °19'04 "W 398.33 feet; thence North 00 °40'56" West 19 585.17 feet to a point lying on the South right -of -way line of Arkansas State 20 Highway 10; thence along said South right -of -way line the following three (3) 21 courses and distances: 1) South 80 °15'26" East 91.19 feet; 2) North 86 °20'42" East 22 109.80 feet; and 3) North 79 °08'36" East 208.29 feet; thence South 00 °07'00" East 23 142.10 feet; thence North 89 °06'08" East 253.86 feet to the West right -of -way line of 24 Taylor Loop Road, thence along said West right -of -way South 00 °27'22" West 89.55 25 feet; thence South 89 °13'36" West 252.96 feet; thence South 00 °07'00" East 380.11 26 feet to the point of beginning, containing 5.893 acres, more or less. 27 Section 2. That the approval of Easter Seals Adult Training and Wellness Center Revised Long - 28 Form PCD, located at 14901 Cantrell Road (Z- 5139 -F), is subject to compliance with the following 29 additional conditions: 30 That the preliminary site development plan/plat be approved as submitted, including all 31 staff comments and conditions as outlined in the Planning Commission Agenda Staff 32 Report in paragraphs D, E, F and including any conditions indicated in the staff analysis [PAGE 1 OF 21 r 1 in paragraph H and subject to additional conditions imposed at the Planning Commission 2 Public Hearing as amended by the applicant. 3 Section 3. That the preliminary site development plan/plat be approved as recommended by the 4 Little Rock Planning Commission. 5 Section 4. That the change in zoning classification contemplated for Easter Seals Adult Training and 6 Wellness Center Revised Long -Form PCD, located at 14901 Cantrell Road (Z- 5139 -F), is conditioned 7 upon obtaining a final plan approval within the time specified by Chapter 36, Article VII, Section 36 -454 8 (e) of the Code of Ordinances. 9 Section 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little 10 Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects 11 necessary to affect and designate the change provided for in Section 1 hereof. 12 Section 6. That this ordinance shall not take effect and be in full force until the final approval of the 13 plan. 14 Section 7. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or 15 word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or 16 adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and 17 effect as if the portion so declared or adjudged invalid or unconstitutional were not originally a part of the 18 ordinance. 19 Section 8. Repealer.
