That the zoning classification of the following described property be changed from 0-3, General Office District, to PCD: Part of the SE '/4 NE 'A of Section 20, and Part of the SW '/4 NW '/4 of Section 21, both in T -1 -N, R -13 -W, Pulaski County, Arkansas, and being more particularly described as follows: Commencing at the Quarter Section Corner between Sections 20 and 21, 130.12 feet to a point of beginning; thence S48 °W 65'; thence N42 °E 210' to the center of Lawson Road; thence southwesterly along Lawson Road 145 feet to the point of beginning. And Part of the SE '/4 NE '/4 Section 20, T -1 -N, R -13 -W, Pulaski County Arkansas, and being more particularly described as follows: Beginning at a point 339 feet North and N42 0W 69' from the Quarter Section Corner between Sections 20 and 21; thence S46 0W 210'; thence N131 /2 °W 228.0'; thence N53 °30 "E 106'; thence S39 °E30'E 191' to the point of beginning. Section 2. That the approval of Lawson Road Short-Form PCD (Z- 7978 -B), located at 12624 Lawson Road, is subject to compliance with the following additional conditions: [PAGE 1 of 2] I That the preliminary site development plan/plat be approved as submitted, including all 2 staff comments and conditions as outlined in the Planning Commission Agenda Staff 3 Report in paragraphs D, E, F and including any conditions indicated in the staff analysis 4 in paragraph H and subject to additional conditions imposed at the Planning Commission 5 Public Hearing as amended by the applicant. 6 Section 3. That the preliminary site development plan/plat be approved as recommended by the 7 Little Rock Planning Commission. 8 Section 4. That the change in zoning classification contemplated for Lawson Road Short -Form PCD 9 (Z- 7978 -B), located at 12624 Lawson Road, is conditioned upon obtaining a final plan approval within 10 the time specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code of Ordinances. 11 Section 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little 12 Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects 13 necessary to affect and designate the change provided for in Section 1 hereof. 14 Section 6. That this Ordinance shall not take effect and be in full force until the final approval of the 15 plan. 16 Section 7. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or 17 word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or 18 adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and 19 effect as if the portion so declared or adjudged invalid or unconstitutional were not originally a part of the 20 ordinance. 21 Section 8. Repealer.
