3 AN ORDINANCE TO APPROVE A PLANNED ZONING
4 DEVELOPMENT AND ESTABLISH A PLANNED OFFICE DISTRICT
5 TITLED LOTS 17 AND 18, COLONEL GLENN CENTRE SHORT -FORM
6 POD (Z- 6957 -0), LOCATED ON PROPOSED LOTS 17 AND 18,
7 COLONEL GLENN CENTRE, #9 AND #15 REMINGTON DRIVE,
8 LITTLE ROCK, ARKANSAS; AMENDING THE OFFICIAL ZONING
9 MAP OF THE CITY OF LITTLE ROCK, ARKANSAS; AND FOR OTHER
10 PURPOSES.

12 NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY
13 OF LITTLE ROCK, ARKANSAS:
14 Section 1. That the zoning classification of the following described property be changed from 0-3,
15 General Office District, to POD:
16 Part of the Northeast 'A of Section 21, T -1 -N, R -13 -W, Little Rock, Pulaski County,
17 Arkansas, being more particularly described as: Beginning at the Southeast corner of Lot
18 15 Boen Center Addition thence NO2 °20'05 "E 325.10 feet to the South right -of -way of
19 Remington Road and a curve to the left with a radius of 430.0' and a chord bearing and
20 distance of S76 °45'48 "E 162.65'; thence S87 °39'55 "E 309.35'; thence S01 °38'35 "W
21 294.36'; thence N87 °39'55 "W 472.62' to the point of beginning containing 3.22 acres,
22 more or less.
23 Section 2. That the approval of Lots 17 and 18, Colonel Glenn Centre Short-Form POD (Z-
24 6957 -0), located on proposed Lots 17 and 18, Colonel Glenn Centre, #9 and #15 Remington
25 Drive, is subject to compliance with the following additional conditions:
26 That the preliminary site development plan/plat be approved as submitted,
27 including all staff comments and conditions as outlined in the Planning
28 Commission Agenda Staff Report in paragraphs D, E, F and including any
29 conditions indicated in the staff analysis in paragraph H and subject to additional
30 conditions imposed at the Planning Commission Public Hearing as amended by
31 the applicant.

Section 3. That the preliminary site development plan/plat be approved as recommended by the
Little Rock Planning Commission.
Section 4. That the change in zoning classification contemplated for Lots 17 and 18, Colonel Glenn
Centre Short -Form POD (Z- 6957 -0), located on proposed Lots 17 and 18, Colonel Glenn Centre, #9 and
#15 Remington Drive, is conditioned upon obtaining a final plan approval within the time specified by
Chapter 36, Article VII, Section 36 -454 (e) of the Code of Ordinances.
Section 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little
Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects
necessary to affect and designate the change provided for in Section 1 hereof.
Section 6. That this Ordinance shall not take effect and be in full force until the final approval of the
plan.
Section 7. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or
word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or
adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and
effect as if the portion so declared or adjudged invalid or unconstitutional were not originally a part of the
16 ordinance.
17 Section 8. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent
18 with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
