PULASKI COUNTY CIRCUIT /COUNTY CLERK ORDINANCE NO. 20,442"s $20.00 AN ORDINANCE TO APPROVE MODIFICATION TO A PLANNED ZONING DEVELOPMENT AND PROVIDE FOR THE ESTABLISHMENT OF A PLANNED RESIDENTIAL DISTRICT TITLED FOREST VALLEY SUBDIVISION REVISED PD -R (Z- 8488 -A), LOCATED ON THE SOUTH SIDE OF FOREST LANE AT THE END OF FOREST VALLEY LANE, LITTLE ROCK, ARKANSAS, AMENDING ORDINANCE NO. 20,166 AND THE OFFICIAL ZONING MAP OF THE CITY OF LITTLE ROCK, ARKANSAS; AND FOR OTHER PURPOSES. NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS: Section 1. That Ordinance No. 20,166 adopted by the Little Rock Board of Directors on October 6, 2009, be amended to provide for modification of the Planned Zoning Development described as Forest Valley Subdivision Revised PD -R (Z- 8488 -A), located on the south side of Forest Lane at the end of Forest Valley Lane. Section 2. That the zoning classification of the following described property be changed from PD -R to Revised PD -R: Lots 12 and 13 Forest Valley an Addition to the City of Little Rock, Pulaski County, Arkansas as recorded as instrument number 2010- 018138 in Pulaski County Courthouse. Section 3. That the approval of Forest Valley Subdivision Revised PD -R (Z- 8488 -A), located �C cc south side of Forest Lane at the end of Forest Valley Lane, is subject to compliance with thl- o 'pk �c► a additional conditions: '. That the preliminary site development plan/plat be approved as submitted, includingl' Q: staff comments and conditions as outlined in the Planning Commission Agenda Sf Report in paragraphs D, E, F and including any conditions indicated in the staff analysis in paragraph H and subject to additional conditions imposed at the Planning Commission Public Hearing as amended by the applicant. Section 4. That the preliminary site development plan /plat be approved as recommended by the Little Rock Planning Commission. Section 5. That the change in zoning classification contemplated for Forest Valley Subdivision Revised PD -R (Z- 8488 -A), located on the south side of Forest Lane at the end of Forest Valley Lane, is [Page 1 of 21 I conditioned upon obtaining a final plan approval within the time specified by Chapter 36, Article VII, 2 Section 36 -454 (e) of the Code of Ordinances. 3 Section 6. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little 4 Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects 5 necessary to affect and designate the change provided for in Section 1 hereof. 6 Section 7. That this Ordinance shall not take effect and be in full force until the final approval of the 7 plan. 8 Section 8. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or 9 word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or 10 adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and 11 effect as if the portion so declared or adjudged invalid or unconstitutional were not originally a part of the 12 ordinance. 13 14 15 16 17 Section 9. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
