4 DEVELOPMENT AND ESTABLISHING A PLANNED INDUSTRIAL
5 DISTRICT TITLED MOORE SHORT -FORM PID (Z- 4596 -A), LOCATE ]),..
6 AT 9620 BASELINE ROAD, LITTLE ROCK, ARKANSAS, AMEND
7 THE OFFICIAL ZONING MAP OF THE CITY OF LITTLE ROCI
8 FOR OTHER PURPOSES.

10 NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS OF
11 OF LITTLE ROCK, ARKANSAS:
12 Section 1. That the zoning classification of the following described property be changed from R -2,
13 Single- Family, to PID:
14 Part of the SW '/4 SE '/4 Section 34, T -1 -N, R -13 -W, Pulaski County, Arkansas more
15 particularly described as commencing at the southeast corner of SW '/4 SE '/4, Section 34,
16 T -1 -N, R -13 -W; thence North 40.0'; thence west 324.10' to a point on the north right -of-
17 way line of Baseline Road for the point of beginning; thence N87 °33'46 "W along the
18 north right -of -way line of Baseline Road for 152.11' to the east line of Winston
19 Subdivision; thence NO2 °15' 14 "W along the east line of said subdivision for 572.00' to
20 the southwest corner of Tract A of said Subdivision; thence S87 °40'53 "E along the south
21 line of said Tract A 170.81' to the southeast corner of Tract A and the west line of
22 Arkansas State Highway and Transportation Department land; thence S01 °56'04 "E along
23 said land 536.39'; thence S33 023'01 "W along right -of -way for Baseline Road 41.95' to
24 the point of beginning containing 2.25 acres, + subject to power line easements along the
25 south and west lines and subject to utility easements along the south line.
26 Section 2. That the approval of Moore Short-Form PID (Z- 4596 -A), located at 9620 Baseline Road,
27 is subject to compliance with the following additional conditions:
28 That the preliminary site development plan /plat be approved as submitted, including all
29 staff comments and conditions as outlined in the Planning Commission Agenda Staff
30 Report in paragraphs D, E, F and including any conditions indicated in the staff analysis
31 in paragraph H and subject to additional conditions imposed at the Planning Commission
32 Public Hearing as amended by the applicant.

Section 3. That the preliminary site development plan/plat be approved as recommended by the
Little Rock Planning Commission.
Section 4. That the change in zoning classification contemplated for Moore Short -Form PID (Z-
4596-A), located at 9620 Baseline Road, is conditioned upon obtaining a final plan approval within the
time specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code of Ordinances.
Section 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little
Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects
necessary to affect and designate the change provided for in Section 1 hereof.
Section 6. That this Ordinance shall not take effect and be in full force until the final approval of the
plan.
Section 7. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or
word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or
adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and
effect as if the portion so declared or adjudged invalid or unconstitutional were not originally a part of the
ordinance.
Section 8. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent
with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
