DINANCE TO APPROVE A PLANNED ZONING
4 DEVELOPMENT AND TO ESTABLISH A PLANNED OFFICE
5 DISTRICT TITLED ARKANSAS UROLOGY CLINIC SHORT -
6 FORM POD (Z- 8632), LOCATED ON THE WEST SIDE OF
7 CENTERVIEW DRIVE, JUST SOUTH OF KANIS ROAD, LITTLE
8 ROCK, ARKANSAS, AMENDING THE OFFICIAL ZONING MAP
9 OF THE CITY OF LITTLE ROCK, ARKANSAS; AND FOR
10 OTHER PURPOSES.

12 NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS OF
13 THE CITY OF LITTLE ROCK, ARKANSAS:
14 Section 1. That the zoning classification of the following described property be changed
15 from R -2, Single - Family, to POD:
16 Part of the NW '/4 NE '/4 of Section 9, T -1 -N, T -13 -W, Little Rock, Pulaski
17 County, Arkansas, more particularly described as follows: Beginning at a point
18 on the west line of said NW '/4 NE '/4, 536.0 feet south of the northwest corner
19 thereof; thence S87 °52'52 "E, 164.5 feet to a point on the west line of Lot 2,
20 Westview Medical Addition to the City of Little Rock, Arkansas; thence
21 S02 °38'39 "W along said west line, 296.19 feet to the southwest corner of said
22 Lot 2, being also the northwest corner of Lot 1, Aegon Addition to the City of
23 Little Rock, Arkansas; thence S02 °45' 16 "W along the west line of said Lot 1,
24 379.92 feet to the southwest corner thereof; thence S05'1 8'59"W, 104.9 feet to a
25 point on the south line of said NW '/4 NE '/4; thence N87 °44'30 "W along said
26 south line, 162.55 feet to the southwest corner of said NW '/4 NE '/4; thence
27 NO2 °55'08 "W along the west line of said NW '/4 NE '/4, 780.50 feet to the point
28 of beginning, containing 2.9697 acres, more or less.
29 Section 2. That the approval of Arkansas Urology Clinic Short-Form POD (Z- 8632), located
30 on the west side of Centerview Drive, just south of Kanis Road, is subject to compliance with the
31 following additional conditions:
32 That the preliminary site development plan/plat be approved as submitted,
33 including all staff comments and conditions as outlined in the Planning

I Commission Agenda Staff Report in paragraphs D, E, F and including any
2 conditions indicated in the staff analysis in paragraph H and subject to additional
3 conditions imposed at the Planning Commission Public Hearing as amended by
4 the applicant.
5 Section 3. That the preliminary site development plan /plat be approved as recommended by
6 the Little Rock Planning Commission.
7 Section 4, That the change in zoning classification contemplated for Arkansas Urology
8 Clinic Short -Form POD (Z- 8632), located on the west side of Centerview Drive, just south of
9 Kanis Road, is conditioned upon obtaining a final plan approval within the time specified by
10 Chapter 36, Article VII, Section 36 -454 (e) of the Code of Ordinances.
11 Section 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of
12 Little Rock, Arkansas, and designated district map be and is hereby amended to the extent and in
13 the respects necessary to affect and designate the change provided for in Section 1 hereof.
14 section 6. That this Ordinance shall not take effect and be in full force until the final
15 approval of the plan.
16 Section 7. Severability. In the event any title, section, paragraph, item, sentence, clause,
17 phrase, or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such
18 declaration or adjudication shall not affect the remaining portions of the ordinance which shall
19 remain in full force and effect as if the portion so declared or adjudged invalid or unconstitutional
20 were not originally a part of the ordinance.
21 Section 8. Repealer. All laws, ordinances, resolutions, or parts of the same that are
22 inconsistent with the provisions of this ordinance are hereby repealed to the extent of such
