4 DEVELOPMENT AND ESTABLISH A PLANNED COMMERCIAL
5 DISTRICT TITLED DELONEY DAYCARE SHORT -FORM PCD (Z -8579-
6 A), LOCATED AT 8033 MABELVALE CUT -OFF ROAD, LITTLE ROCK,
7 ARKANSAS, AMENDING THE OFFICIAL ZONING MAP OF THE CITY
8 OF LITTLE ROCK, ARKANSAS; AND FOR OTHER PURPOSES.

10 NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY
11 OF LITTLE ROCK, ARKANSAS:
12 Section 1. That the zoning classification of the following described property be changed from R -2,

Single - Family, to PD -C:
A part of Lot 1, Perry Acres Subdivision, now in the City of Little Rock, Pulaski
County, Arkansas, being more particularly described as follows: Beginning at the
southwest corner of said Lot 1, thence N00 °44'44 "E along the west line of Lot 1,
300.0 feet to a point on the south right -of -way line of Mabelvale Cut -off Road;
thence N89 052'05 "E, along said south right -of -way line, 25.0 feet; thence
S00 044'56 "W, 118.69 feet; thence S67 041'05 "E 45.54 feet; thence S89 °00133 "E, 64.58
feet to a point on the east line of Lot 1; thence S00 043'23 "W, along said east line
162.72 feet to the southeast corner of said Lot 1; thence S89054'W, along the south
line of Lot 1, 132.0 feet to the point of beginning, containing 0.58 acres, more or less.
Section 2. That the approval of Deloney Daycare Short-Form PCD (Z- 8579 -A), located at 8033
Mabelvale Cut -Off Road, is subject to compliance with the following additional conditions:
That the preliminary site development plan /plat be approved as submitted, including

Report in paragraphs D, E, F and including any conditions indicated in the staff analys
in paragraph H and subject to additional conditions imposed at the Planning CommissiN

Section 3. That the preliminary site development plan/plat be approved as recommended by the
Little Rock Planning Commission.
Section 4. That the change in zoning classification contemplated for Deloney Daycare Short-Form
PCD (Z- 8579 -A), located at 8033 Mabelvale Cut -Off Road, is conditioned upon obtaining a final plan

approval within the time specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code of
Ordinances.
Section 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little
Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects
necessary to affect and designate the change provided for in Section 1 hereof.
Section 6. That this Ordinance shall not take effect and be in full force until the final approval of the
plan.
Section 7. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or
word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or
adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and
effect as if the portion so declared or adjudged invalid or unconstitutional were not originally a part of the
ordinance.
Section 8. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent
with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
