That the zoning classification of the following described property is changed from 14 R -2 to PCD: 15 A parcel of land in the NW '/4 SE '/4 Section 21, T -2 -N, R -13 -W, Pulaski County, 16 Arkansas, more particularly described as: Starting at the SE corner of said NW '/4, 17 SE '/4, Section 21; thence West along the South line of said NW '/4, SE '/4, 540.0 18 feet, to the East right -of -way line of Woodland Road; thence N0 °09' 10 "E, along 19 said west right -of -way line, 588.00 feet to the point of beginning; thence 20 continuing NO °09' 10 "E, along said east right -of -way line, 96.16 feet; thence 21 N23 °44'54 "E and continuing along said right -of -way line, 199.03 feet to the 22 southwesterly right -of -way line of Arkansas Highway 10; thence along said 23 southwesterly right -of -way line the following distances and bearings; S47 °56'30" 24 106.35 feet; thence S29 °34'00 "W 223.14 feet; thence N62 °13'20 "W 215.0 feet; 25 the east right -of -way line of Woodland Road, said point being the point of 26 beginning containing 1.499 acres, more or less. As described in Instrument #84- 27 62685, dated October 12, 1984, filed for record in Pulaski County Circuit Clerks 28 Office. 29 Section 2. That the approval of Rowan Cantrell Road Short-Form PCD (Z- 8611), located on 30 the Southeast corner of Cantrell Road and Woodland Heights Road, is subject to compliance 31 with the following additional conditions: [Page 1 of 31 I That the preliminary site development plan/plat be approved as submitted, 2 including all staff comments and conditions as outlined in the Planning 3 Commission Agenda Staff Report in paragraphs D, E, F and including any 4 conditions indicated in the staff analysis in paragraph H and subject to additional 5 conditions imposed at the Planning Commission Public Hearing as amended by 6 the applicant. 7 Section 3. That the preliminary site development plan/plat be approved as recommended by 8 the Little Rock Planning Commission. 9 Section 4. That the change in zoning classification contemplated for Rowan Cantrell Road 10 Short-Form PCD (Z- 8611), located on the Southeast corner of Cantrell Road and Woodland 11 Heights Road, is conditioned upon obtaining a final plan approval within the time specified by 12 Chapter 36, Article VII, Section 36 -454 (e) of the Code of Ordinances. 13 Section 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of 14 Little Rock, Arkansas, and designated district map be and is hereby amended to the extent and in 15 the respects necessary to affect and designate the change provided for in Section 1 hereof. 16 Section 6. That this Ordinance shall not take effect and be in full force until the final 17 approval of the plan. 18 Section 7. Severability. In the event any title, section, paragraph, item, sentence, clause, 19 phrase, or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such 20 declaration or adjudication shall not affect the remaining portions of the ordinance which shall 21 remain in full force and effect as if the portion so declared or adjudged invalid or 22 unconstitutional were not originally a part of the ordinance. 23 Section 8. Repealer.
