AN ORDINANCE TO APPROVE A PLANNED ZONING DEVELOPMENT AND
ESTABLISH A PLANNED COMMERCIAL DISTRICT TITLED JOHNSON
REVISED SHORT -FORM PCD (Z- 8490 -A), LOCATED AT 4314 ASHER
AVENUE, LITTLE ROCK, ARKANSAS, AMENDING THE OFFICIAL ZONING
MAP OF THE CITY OF LITTLE ROCK, ARKANSAS; AND FOR OTHER
PURPOSES.
NOW, THEREFOE, BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITI
OF LITTLE ROCK, ARKANSAS:
Section 1. That the zoning classification of the following described property be changed from PC
to Revised PCD:
Lots 10 and 11 Block 3 Riffel and Holder's Addition to the City of Little Rock, Pulaski
County, Arkansas.
Section 2. That the approval of Johnson Revised Sh rt-Form PCD (Z- 8490 -A), located at 431
Ashe r Avenue is subject to compliance with the following additional conditions:
That the preliminary site development plan/plat be approved as submitted, including all
staff comments and conditions as outlined in the Planning Commission Agenda Staff
Report in paragraphs D, E, F and including any con itions indicated in the staff analysis
in paragraph H and subject to additional conditions imposed at the Planning Commission
Public Hearing as amended by the applicant.
Section 3. That the preliminary site development pla /plat be approved as recommended by th
Little Rock Planning Commission.
Section 4. That the change in zoning classification cor templated for Johnson Revised Short-For
PCD (Z- 8490 -A), located at 4314 Asher Avenue, is conditioned upon obtaining a final plan approval
within the time specified by Chapter 36, Article VII, Section 6 -454 (e) of the Code of Ordinances.
Section 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Littl
Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respot�
necessary to affect and designate the change provided for in Section I hereof. b'
Section 6. That this Ordinance shall not take effect and e in full force until the final ap"irov c5f th =
plan.
Section 7. Severability. In the event any title, section, paragraph, item, sentence, clausp� prase,
word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration .off

adjudication shall not affect the remaining portions of the
effect as if the portion so declared or adjudged invalid or ul
ordinance.
Section S. Repealer. All laws, ordinances, resolutic
with the provisions of this ordinance are hereby repealed to
