That the zoning classification of the following described property is changed from R -2 to 13 PCD: 14 All that part of Tract 5 of Lee Miles Subdivision lying north of Interstate Highway 30 as 15 now constructed and south of Young Road more particularly described as: beginning at a 16 point on the west line of Tract 5 that is twenty -five (25) feet south of and parallel to said 17 centerline a distance of 340 feet to the east line of said Tract 5 and the west line of a 18 dedicated forty (40) -foot road that is not opened; thence S07 °44' W along the west line of 19 said road 134.49 'feet to the north right -of -way line of Interstate 30 as now constructed; 20 thence S86 °52'W along said north right -of -way line eighty -two (82) feet; thence 21 N89'1 6'W along said north right -of -way line 258.08 feet; thence N07'3 8'E 135.65 feet to 22 the point of beginning, containing 1.06 acres, more or less. 23 24 Section 2. That the approval of AAA Lock and Key Service Short-Form PCD (Z- 8587), located at 25 5621 Young Road, is subject to compliance with the following additional conditions: 26 That the preliminary site development plan/plat be approved as submitted, including 27 all staff comments and conditions as outlined in the Planning Commission Agenda Staff 28 Report in paragraphs D, E, F and including any conditions indicated in the staff analysis 29 in paragraph H and subject to additional conditions imposed at the Planning Commission 30 Public Hearing as amended by the applicant. 31 Signage is limited to signage allowed in office zones. That the' change in zoning classification contemplated for AAA Lock and Key Service 4 Short-Form PCD (Z- 8587), located at 5621 Young Road, is conditioned upon obtaining a final plan 5 approval within the time specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code of 6 Ordinances. 7 Section 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little 8 Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects 9 necessary to affect and designate the change provided for in Section 1 hereof. 10 Section 6. That this Ordinance shall not take effect and be in full force until the final approval of the 11 plan. 12 Section 7. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or 13 word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or 14 adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and 15 effect as if the portion so', declared or adjudged invalid or unconstitutional were not originally a part of the 16 ordinance. 17 Section 8. Repealer.
