3 AN ORDINANCE TO REVOKE ORDINANCE NO. 18,166, WHICH
4 ESTABLISHED A TEMPORARY PLANNED ZONING DISTRICT
5 TITLED BALE CHEVROLET -HONDA SHORT -FORM PCD (Z- 7622 -A)
6 AND RECLASSIFY THE PROPERTY LOCATED AT 15617 CHENAL
7 PARKWAY, IN THE CITY OF LITTLE ROCK, ARKANSAS,
8 AMENDING THE OFFICIAL ZONING MAP OF THE CITY OF LITTLE
9 ROCK, ARKANSAS; AND FOR OTHER PROPOSES.

11 WHEREAS, Ordinance No. 19,379 was approved on August 16, 2005, for a temporary
12 Planned Commercial District titled Bale Chevrolet -Honda Short-Form PCD and the approval was
13 for a period of five (5) years; and
14 WHEREAS, prior to the expiration of the five (5) years the Board of Directors was to adopt
15 an ordinance repealing the PZD zoning; and
16 WHEREAS, the current property owner has requested the repeal of the "PZD" zoning for
17 this property and the zoning be restored to the previously held C -3, General Commercial District;
18 and
19 NOW, THEREFORE BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE
20 CITY OF LITTLE ROCK, ARKANSAS.
21 Section 1. That Ordinance No. 19,379 is hereby repealed, removing from the Official
22 Zoning Map the classification PCD Planned Commercial District titled Bale Chevrolet -Honda
23 Short-Form PCD, located at 15617 Chenal Parkway.
24 Section 2. That the property described as:
25 Part of the NW ''A, Section 6, T -1 -N, R -13 -W, Pulaski County, Arkansas; being
26 more particularly described as follows: Commencing at the NB corner of Lot 1,
27 One Source Addition as filed for record in Plat Book D, Page 730; thence
28 S59 °54' 17 "E along the southerly right -of -way line of Chenal Parkway, a distance
29 of 270.46 feet; thence S18 °13'32 "W along said southerly right -of -way line a
30 distance of 5.92 feet to the point of beginning; thence S65 °27'21 "E along said
31 southerly right -of -way line, a distance of 93.65 feet; thence S45 °42'43 "E along
32 said southerly right -of -way line, a distance of 31.78 feet; thence S20 °09'00 "W a �o'�NE C1

33 distance of 569.13 feet to the northerly right -of -way line of Kanis Road (said

I thence N74 °51'55 "W along said northerly right -of -way line, a distance of 200.0
2 feet; thence N19 °47'39 "E, a distance of 635.20 feet to the point of beginning,
3 containing 5.673 acres (247,108 square feet) more or less,
4 be rezoned to C -3, General Commercial District.
5 Section 3. That the map referred to in Chapter 36 of the Code of Ordinances of the City of
6 Little Rock, Arkansas, and designated district map be and is hereby amended to the extent and in
7 the respects necessary to affect and designate the change provided for in Sections 1 and 2 hereof.
8 Section 4. Severability. In the event any title, section, paragraph, item, sentence, clause,
9 phrase, or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such
10 declaration or adjudication shall not affect the remaining portions of the ordinance which shall
1 I remain in full force and effect as if the portion so declared or adjudged invalid or unconstitutional
12 were not originally a part of the ordinance
13 Section 5. Repealer. All laws, ordinances, resolutions, or parts of the same that are
14 inconsistent with the provisions of this ordinance are hereby repealed to the extent of such
15 inconsistency.
