201921 2 3 4 E _ Recorded: 4 Recorded in Official Records PULASKI COUNTY CIRCUIT/COUNTY CLERK Fees $20.00 ORDINANCE NO. 20,192 CE TO REPEAL ORDINANCE NO. 19,649, AND REVOKE ZONING DISTRICT TITLED 1422 TOWNHOMES SHORT- 5 FORM PD -R (Z -8115) AND ESTABLISH PLANNED RESIDENTIAL 6 DEVELOPMENT TITLED PAUL PAGE DWELLINGS, LLC SHORT - 7 FORM PD -R (Z- 8115 -A), LOCATED ON THE NORTHWEST CORNER 8 OF EAST 15TH AND ROCK STREETS, IN THE CITY OF LITTLE ROCK, 9 ARKANSAS, AMENDING THE OFFICIAL ZONING MAP OF THE CITY 10 OF LITTLE ROCK, ARKANSAS; AND FOR OTHER PURPOSES. 11 12 WHEREAS, Ordinance No. 19,649 was passed on October 26, 2006, establishing a planned 13 zoning district; and 14 WHEREAS, the owner of the subject property has requested the repealing of the "PZD" 15 zoning and restoring the zoning classification as previously existed and establishment of a new 16 "PZD" for one of the lots. 17 NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS OF 18 THE CITY OF LITTLE ROCK, ARKANSAS. 19 Section 1. That Ordinance No. 19,649 is hereby repealed, removing from the official zoning 20 map the classification PD -R Planned Residential District titled 1422 Townhomes Short-form 21 PD -R for Lots 7, 8 and 9, Block 49, Original City of Little Rock, Pulaski County, Arkansas 22 located on the Northwest corner of East 15th and Rock Streets. 23 Section 2. That the property is described as: 24 Lots 7, 8 and 9, Block 49, Original City of Little Rock, Pulaski County, 25 Arkansas be zoned R -4, Two - family District 26 Section 3. That the zoning classification of the following described property be changed 27 from R -4, Two - family District to PD -R: 28 Lot 7, Block 49, Original City of Little Rock, Pulaski County, Arkansas. 29 Section 4. That the preliminary site development plan/plat be approved as recommended by 30 the Little Rock Planning Commission. [Page 1 of 2] I Section 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of 2 Little Rock, Arkansas, and designated district map be and is hereby amended to the extent and in 3 the respects necessary to affect and designate the change provided for in Sections 1, 2 and 3 4 hereof. 5 Section 6. That the change in zoning classification contemplated for Paul Page Dwellings, 6 LLC, Short-form PD -R, located on the Northwest corner of East 15th and Rock Streets (Z -8115- 7 A) is conditioned upon obtaining a final plan approval within the time specified by Chapter 36, 8 Article VII, Section 36 -454 (e) of the Code of Ordinances. 9 Section 7. That this Ordinance shall not take effect and be in full force until the final 10 approval of the plan. 11 Section 8. Severability. In the event any title, section, paragraph, item, sentence, clause, 12 phrase, or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such 13 declaration or adjudication shall not affect the remaining portions of the ordinance which shall 14 remain in full force and effect as if the portion so declared or adjudged invalid or 15 unconstitutional were not originally a part of the ordinance. 16 Section 9. Repealer.
