PULAS I COUNTY CIRCUITICOUNTY CLERK ORDINANCE NO. 20,191 Fees $20.00 ANCE TO APPROVE A PLANNED ZONING PMENT AND ESTABLISH A PLANNED COMMERCIAL 5 DISTRICT TITLED LOT 7 THE VILLAGE AT RAHLING ROAD 6 REVISED SHORT -FORM PCD, LOCATED ON THE SOUTHEAST 7 CORNER OF RAHLING ROAD AND CHENAL PARKWAY (Z- 6323 -M), 8 LITTLE ROCK, ARKANSAS, AMENDING THE OFFICIAL ZONING 9 MAP OF THE CITY OF LITTLE ROCK, ARKANSAS; AND FOR OTHER 10 PURPOSES. 11 12 NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY 13 OF LITTLE ROCK, ARKANSAS: 14 Section 1. That the zoning classification of the following described property be changed from PCD 15 to Revised PCD: 16 Unrecorded Lot 7, the Village at Rahling Road — Part of Section 36, T -2 -N, R -14 -W, 17 Little Rock, Pulaski County, Arkansas, more particularly described as follows: Beginning 18 at the northernmost corner of Lot 8A, the Village at Rahling Road, Little Rock, Pulaski 19 County, Arkansas, said corner lying on the westerly right of way line of Rahling Circle; 20 thence S58 °23' 14 "W along the northerly line of said Lot 8A, extended 289.74 feet; 21 thence N31 038'39 "W, 254.84 feet; thence northeasterly along the are of a 80.0 foot radius 22 curve to the right, a chord bearing and distance of N51 °42'40 "E, 18.51 feet; thence 23 N58 021'21 "E, 270.15 feet to a point on the said westerly right of way line of Rahling 24 Circle; thence S31 038'53 "E along said westerly right of way line, 235.46 feet; thence 25 southeasterly continuing along said westerly right of way line being the are of a 199.0 26 foot radius curve to the left, a chord bearing and distance of S34 °46'32 "E, 21.72 feet to 27 the point of beginning, containing 74,170 square feet or 1.7027 acres more or less. 28 Section 2. That the approval of Lot 7 the Village at Rahling Road Revised Short-form PCD, located 29 on the Southeast corner of Rahling Road and Chenal Parkway (Z- 6323 -M) is subject to compliance with 30 the following additional conditions: 31 That the preliminary site development plan/plat be approved as submitted, including all 32 staff comments and conditions as outlined in the Planning Commission Agenda Staff 33 Report in paragraphs D, E, F and including any conditions indicated in the staff analysis [Page 1 of 2] I in paragraph H and subject to additional conditions imposed at the Planning Commission 2 Public Hearing as amended by the applicant. 3 Section 3. That the preliminary site development plan/plat be approved as recommended by the 4 Little Rock Planning Commission. 5 Section 4. That the change in zoning classification contemplated for Lot 7 the Village at Rahling 6 Road Revised Short -form PCD, located on the Southeast corner of Rahling Road and Chenal Parkway (Z- 7 6323 -M) is conditioned upon obtaining a final plan approval within the time specified by Chapter 36, 8 Article VII, Section 36 -454 (e) of the Code of Ordinances. 9 Section 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little 10 Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects 11 necessary to affect and designate the change provided for in Section 1 hereof. 12 Section 6. That this Ordinance shall not take effect and be in full force until the final approval of the 13 plan. 14 Section 7. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or 15 word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or 16 adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and 17 effect as if the portion so declared or adjudged invalid or unconstitutional were not originally a part of the 18 ordinance. 19 20 21 22 23 24 25 26 27 28 29 30 Section 8. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
