NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS: Section 1. That the zoning classification of the following described property be changed from PD -C to POD: The South 100 feet of the East 302 feet of the NE 1/4 of the NW 1/4 of Section 19, T -2 -N, R -13 -W, Pulaski County, Arkansas now in the City of Little Rock, more particularly described as follows: Beginning at the Southeast corner of the NE 1/4, NW '/4, Section 19, T -2 -N, R -13 -W; thence South 302.57 feet to a point; thence S89 019'04 "W 52.4 feet along the South line of said NW 1/4 NW '/4 to the point of beginning, said point being located on the West right of way line of Taylor Loop Road; thence continuing S89 °19'04 "W 249.60 feet along said South line to a found 1 /2" rebar; thence N00 °13'05 "E 101.66 feet to a found 1/2" rebar; thence N89 014'57 "E 250.48 feet to a point on the West right of way line of Taylor Loop Road; thence S00 042'38 "W 101.98 feet to the point of beginning containing 25,454 square feet, (0.5843 acres) more or less. Section 2. That the approval of Robertson Short-form POD, located at 14116 Taylor Loop Road (Z- 6446 -C) is subject to compliance with the following additional conditions: That the preliminary site development plan/plat be approved as submitted, including all staff comments and conditions as outlined in the Planning Commission Agenda Staff Report in paragraphs D, E, F and including any conditions indicated in the staff analysis in paragraph H and subject to additional [Page 1 of 2] I conditions imposed at the Planning Commission Public Hearing as amended by 2 the applicant. 3 Section 3. That the preliminary site development plan/plat be approved as recommended by 4 the Little Rock Planning Commission. 5 Section 4. That the change in zoning classification contemplated for Robertson Short-form 6 POD, located at 14116 Taylor Loop Road (Z- 6446 -C) is conditioned upon obtaining a final plan 7 approval within the time specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code of 8 Ordinances. 9 Section 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of 10 Little Rock, Arkansas, and designated district map be and is hereby amended to the extent and in 11 the respects necessary to affect and designate the change provided for in Section 1 hereof. 12 Section 6. That this Ordinance shall not take effect and be in full force until the final 13 approval of the plan. 14 Section 7. Severability. In the event any title, section, paragraph, item, sentence, clause, 15 phrase, or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such 16 declaration or adjudication shall not affect the remaining portions of the ordinance which shall 17 remain in full force and effect as if the portion so declared or adjudged invalid or 18 unconstitutional were not originally a part of the ordinance. 19 Section 8. Repealer.
