E TO APPROVE A PLANNED ZONING DEVELOPMENT AND
ESTABLISHING A PLANNED RESIDENTIAL DISTRICT TITLED KANIS
CREEK LOT 10 REVISED SHORT -FORM PD -R (Z- 7964 -A), LOCATED AT 20
KANIS CREEK PLACE, LITTLE ROCK, ARKANSAS, TO AMEND THE
OFFICIAL ZONING MAP OF THE CITY OF LITTLE ROCK; AND FOR
OTHER PURPOSES.
NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS OF
THE CITY OF LITTLE ROCK, ARKANSAS.
Section 1. That the zoning classification of the following described property is changed from PD -R
13 to Revised PD -R:
14 Lot 10 Kanis Creek Subdivision, City of Little Rock, Pulaski County, Arkansas.
15 Section 2. That the approval of Kanis Creek Lot 10 Revised Short-form PD -R (Z- 7964 -A), located at
16 20 Kanis Creek Place is subject to compliance with the following additional conditions:
17 That the preliminary site development plan /plat be approved as submitted, including
18 all staff comments and conditions as outlined in the Planning Commission Agenda
19 Staff Report in paragraphs D, E, F and including any conditions indicated in the staff
20 analysis in paragraph H and subject to additional conditions imposed at the Planning
21 Commission Public Hering as amended by the applicant.
22 Section 3. That the preliminary site development plan/plat be approved as recommended by the
23 Little Rock Planning Commission.
24 Section 4. That the change in zoning classification contemplated for Kanis Creek Lot 10 Revised
25 Short-form PD -R (Z- 7964 -A), located at 20 Kanis Creek Place is conditioned upon obtaining a final plan
26 approval within the time specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code of
27 Ordinances.
28 Section 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little
29 Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects
30 necessary to affect and designate the change provided for in Section 1 hereof.
31 Section 6. Severability. hi the event any title, section, paragraph, item, sentence, clause, phrase, or
32 word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or
33 adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and

effect as if the portion so declared or adjudged invalid or unconstitutional were not originally a part of the
ordinance.
Section 7. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent
with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
Section 8. That this Ordinance shall not take effect and be in full force until the final approval of the
plan.
