AN ORDINANCE TO APPROVE A PLANNED ZONING DEVELOPMENT AND
ESTABLISHING A PLANNED OFFICE DISTRICT TITLED BCI SHORT -FORM
5 PD-0 (Z- 7835 -A), LOCATED AT 6500 MABELVALE PIKE, LITTLE ROCK,
6 ARKANSAS, AMEND THE OFFICIAL ZONING MAP OF THE CITY OF
7 LITTLE ROCK; AND FOR OTHER PURPOSES.

9 NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS OF
10 THE CITY OF LITTLE ROCK, ARKANSAS:
11 Section 1. That the zoning classification of the following described property be changed from PD -O
12 to Revised PD -O:
13 The north 111.5 feet of Tract 35, in Graceland Acres Annex, to the City of Little
14 Rock, Pulaski County, Arkansas, less and except: the west 450 feet and the east 50
15 feet of the west 500 feet thereof. And a part of the north 111.5 feet of Tract 35,
16 beginning at the NE corner of said Tract 35; thence S43 °49W, 50.51 feet along the
17 west right of way line of Mabelvale Pike; thence along the arc of a 15 foot radius
18 curve to the left, said curve having a chord bearing and distance of N23 °16'20 "W,
19 27.56 feet; thence west, 148.8 feet; thence N23 °16'20 "W, 27.56 feet; thence west,
20 148.8 feet; thence north, 10.14 feet; thence N89 °42'30 "E, 194.47 feet along the north
21 line of Tract 35 to the point of beginning, containing 2100.0 square feet or 0.048
22 acres, more or less.
23 Section 2. That the approval of BCI Short-form PD -O (Z- 7835 -A), located at 6500 Mabelvale Pike is
24 subject to compliance with the following additional conditions:
25 That the preliminary site development plan /plat be approved as submitted, including all
26 staff comments and conditions as outlined in the Planning Commission Agenda Staff
27 Report in paragraphs D, E, F and including any conditions indicated in the staff analysis
28 in paragraph H and subject to additional conditions imposed at the Planning Commission
29 Public Hearing as amended by the applicant.
30 Section 3. That the preliminary site development plan/plat be approved as recommended by the
31 Little Rock Planning Commission.
32 Section 4. That the change in zoning classification contemplated for BCI Short-form PD-0 (Z-
33 7835 -A), located at 6500 Mabelvale Pike is conditioned upon obtaining a final plan approval within the
34 time specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code of Ordinances.

Section 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little
Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects
necessary to affect and designate the change provided for in Section 1 hereof.
Section 6. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or
word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or
adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and
effect as if the portion so declared or adjudged invalid or unconstitutional was not originally a part of the
ordinance.
Section 7. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent
with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
Section 8. That this Ordinance shall not take effect and be in full force until the final approval of the
plan.
