Fees $20.00 ORDINANCE NO. 20,129 AN ORDINANCE TO APPROVE A PLANNED ZONING DEVELOPMENT AND ESTABLISHING A PLANNED COMMERCIAL DISTRICT TITLED G & S INSULATION SHORT -FORM PCD (Z- 2326 -B), LOCATED AT 6620 SOUTH UNIVERSITY AVENUE, LITTLE ROCK, ARKANSAS, AMENDING THE OFFICIAL ZONING MAP OF THE CITY OF LITTLE ROCK; AND FOR OTHER PURPOSES. NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS: Section 1. That the zoning classification of the following described property be changed from C -4 and R -2 to PCD: Tract 1 — part of Tract 38, Graceland Acres Annex, now in the City of Little Rock, Pulaski County, Arkansas, more particularly described as follows: Beginning 43 feet west of the NE corner of Tract 3 8 and on the west right of way line of new US Highway 67; thence west along the north line of said Tract 38, which is 400 feet; thence southwesterly to a point on the south line of said Tract 38, which is 400 feet west of the west right of way line of new US Highway No. 67; thence east 400 feet to the west right of way line of new US Highway No. 67, said point being 93.7 feet west of the SE corner of Tract 38; thence northeasterly along said right of way a distance of 158 feet, more or less, to the point of beginning. Tract 2 — Part of Tract 38, Graceland Acres Annex, now in the City of Little Rock, Pulaski County, Arkansas, more particularly described as follows: Beginning at the SW corner of Tract 38 of Graceland Acres Annex at an iron pipe on the east right of way line of Mabelvale Pike; thence S87 °45'E for a distance of 243 feet; thence N21 °22'30 "E, 110 feet; thence N87 °45'W, 243 feet to the east right of way line of Mabelvale Pike; thence S21 °22'30 "W along the East right of way line of Mabelvale Pike; thence S21 °22'30 "W along the east right of way line of Mabelvale Pike, 110 feet to the point of beginning. That the approval of G & S Insulation Short-form PCD (Z- 2326 -B), located at 6620 South University Avenue is subject to compliance with the following additional conditions: • That the preliminary site development plan /plat be approved as submitted, including all staff comments and conditions as outlined in the Planning Commission Agenda Staff Report in paragraphs D, E, F and including any conditions indicated in the staff analysis in paragraph H and subject to additional conditions imposed at the Planning Commission Public Hearing as amended by the applicant. Section 3. That the preliminary site development plan/plat be approved as recommended by the Little Rock Planning Commission. Section 4. That the change in zoning classification contemplated for G & S Insulation Short-form PCD (Z- 2326 -B), located at 6620 South University Avenue is conditioned upon obtaining a final plan approval within the time specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code of Ordinances. Section 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects necessary to affect and designate the change provided for in Section 1 hereof. Section 6. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and effect as if the portion so declared or adjudged invalid or unconstitutional was not originally a part of the ordinance. Section 7. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
