3 AN ORDINANCE TO AMEND CHAPTER 30 OF THE CODE OF ORDINANCES
4 OF THE CITY OF LITTLE ROCK, ARKANSAS, PROVIDE FOR A DEFERRAL
5 OF MASTER STREET PLAN CONSTRUCTION REQUIREMENTS FOR
6 FRAZIER PIKE; AND FOR OTHER PURPOSES.

8 NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY
9 OF LITTLE ROCK, ARKANSAS:
10 Section 1. That Chapter 30 of the Code of Ordinances be amended to provide for a deferral of
11 certain requirements within the Master Street Plan until the adjacent property along Frazier Pike is
12 developed for Jones Street Short-form PD -R at 4001, 4005, 4009, 4011, and 4015 Jones Street.

14 Subsection a. Chapter 30 Article VI requiring developers to construct roadway improvements
15 to the requirements of the Master Street Plan will be deferred for a period of five (5) years or until
16 adjacent development along Frazier Pike occurs whichever occurs first. The specific deferral is
17 for improving Frazier Pike as part of Jones Street Short-form PD -R along the frontage of the
18 property at 4001, 4005, 4009, 4011, and 4015 Jones Street to minor arterial standards including
19 widening, curb, gutter, sidewalk, access ramps, and street lights.

21 Subsection b. On Frazier Pike, a 45 foot right of way dedication from centerline along the
22 frontage of the property at 4001, 4005, 4009, 4011, and 4015 Jones Street will be required prior
23 to issuance of the certificate of occupancy.

25 Section 2. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or
26 word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or
27 adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and
28 effect as if the portion so declared or adjudged invalid or unconstitutional were not originally a part of the
29 ordinance.

Section 3. Repealer. All laws, ordinances, resolutions, or parts of the same, that are inconsistent

with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
Section 4. This ORDINANCE shall take effect thirty (30) days from and after its passi�
