3 AN ORDINANCE TO APPROVE A PLANNED ZONING DEVELOPMENT AND
4 ESTABLISH A PLANNED RESIDENTIAL DISTRICT TITLED JONES STREET
5 SHORT -FORM PD -R (Z- 8432), LOCATED 4001 - 4015 JONES STREET, LITTLE
6 ROCK, ARKANSAS, AMENDING THE OFFICIAL ZONING MAP OF THE
7 CITY OF LITTLE ROCK; AND FOR OTHER PURPOSES.

9 NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
10 LITTLE ROCK, ARKANSAS:
11 Section 1. That the zoning classification of the following described property be changed from AF to
12 PD -R:
13 All that part of the NE I/4 NE 1/4, Section 19, T -1 -N, R -11 -W, City of Little Rock, Pulaski
14 County, Arkansas, more particularly described as follows: Commencing at a cotton
15 picker spindle accepted as the NE Corner of said NE 1/4 NE I/4, Section 19, thence
16 N89 008'31 "W along the north line thereof 220.44 feet to a point, thence S02 °34'41 "W
17 23.15 feet to a one inch crimp head pipe in the south right of way line of Frazier Pike and
18 the Point of Beginning, thence S00 °27'32 "E leaving said road 375.37 feet to a one inch
19 diameter pipe, thence N89'2 1'25"W 111.21 feet to a one half inch rebar in the east right
20 of way of Jones Street, thence N00 023'46 "W along said Jones Street R/W line 373.42
21 feet to a one quarter inch rod in concrete in the south R/W line of Frazier Pike, thence
22 N89 °38'15 "E along said Frazier Pike R/W line 110.78 feet to the point of beginning,
23 containing 0.9539 acres of land, more or less.
24 Section 2. That the approval of Jones Street Short-form PD -R (Z- 8432), located 4001 - 4015 Jones
25 Street is subject to compliance with the following additional conditions:
26 • That the preliminary site development plan /plat be approved as submitted, including
27 all staff comments and conditions as outlined in the Planning Commission Agenda
28 Staff Report in paragraphs D, E, F and including any conditions indicated in the staff
29 analysis in paragraph H and subject to additional conditions imposed at the Planning
30 Commission Public Hearing as amended by the applicant.
31 Section 3. That the preliminary site development plan/plat be approved as recommended by the

I Section 4. That the change in zoning classification contemplated for Jones Street Short-form PD -R
2 (Z- 8432), located 4001 - 4015 Jones Street is conditioned upon obtaining a final plan approval within the
3 time specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code of Ordinances.
4 Section 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little
5 Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects
6 necessary to affect and designate the change provided for in Section 1 hereof.
7 Section 6. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or
8 word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or
9 adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and
10 effect as if the portion so declared or adjudged invalid or unconstitutional were not originally a part of the
11 ordinance.
12 Section 7. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent
13 with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
14 Section 8. That this Ordinance shall not take effect and be in full force until the final approval of the
15 plan.
