20125I 2 3 4 5 6 7 8 9 AN ORDINANCE TO APPROVE A PLANNED ZONING DEVELOPMENT AND ESTABLISHING A PLANNED COMMERCIAL DISTRICT TITLED CHENAL VALLEY TRACT 13 LONG -FORM PCD (Z- 6019 -E), LOCATED ON THE SOUTHWEST CORNER OF LAGRANDE DRIVE AND CHENAL PARKWAY, LITTLE ROCK, ARKANSAS, AMENDING THE OFFICIAL ZONING MAP OF THE CITY OF LITTLE ROCK; AND FOR OTHER PURPOSES. 10 NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY 11 OF LITTLE ROCK, ARKANSAS: 12 Section 1. That the zoning classification of the following described property be changed from PCD 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 29 30 31 32 33 34 and 0-2 to PCD: Part of Lot B, Tract 13, Chenal Valley GMAC Center, an addition to the City of Little Rock, Arkansas more particularly described as: Beginning at the southeast corner of said Lot B, Tract 13; thence S °90'00'00 "W along the south line of said Lot B, 702.81 feet to a point on the centerline of an access easement; thence northwesterly along said centerline being the are of a 543.39 foot radius curve to the right, a chord bearing and distance of N11 °19'36 "W, 385.57 feet; thence N90 °00'00 "E, 330.9 feet; thence S71 °28'50 "E, 40.08 feet; thence N00 °00'59 "E," 198.24 feet to a point on the south right of way line of LaGrande Drive; thence easterly along said south right of way line, 120.29 feet to a point on the west right of way line of Chenal Parkway; thence southeasterly along said west right of way line being the arc of a 2774.80 foot radius curve to the right, a chord bearing and distance of S15 °45'50 "E, 183.76 feet; thence N76 °08'01 "E continuing along said west right of way line, 10.0 feet; thence southeasterly continuing said west right of way line being the are of a 2784.80 foot radius curve to the right a chord bearing and distance of S 11054'08"E, 190.89 feet; thence S09'56'1 713 continuing along said west right of way line, 90.78 feet to the point of beginning, containing 253,835 square feet or 5.8272 acres more or less. Section 2. That the approval of Chenal Valley Tract 13 Long -form PCD, located Southwest corner of LaGrande Drive and Chenal Parkway is subject to compliance with thy` additional conditions: o. y ORDINANCE To approve Z -6019E [PAGE 1 OF 2] I • That the preliminary site development plan /plat be approved as submitted, including 2 all staff comments and conditions as outlined in the Planning Commission Agenda 3 Staff Report in paragraphs D, E, F and including any conditions indicated in the staff 4 analysis in paragraph H and subject to additional conditions imposed at the Planning 5 Commission Public Hearing as amended by the applicant. 6 Section 3. That the preliminary site development plan/plat be approved as recommended by the 7 Little Rock Planning Commission. 8 Section 4. That the, change in zoning classification contemplated for Chenal Valley Tract 13 Long - 9 form PCD, located on the Southwest corner of LaGrande Drive and Chenal Parkway is conditioned upon 10 obtaining a final plan approval within the time specified by Chapter 36, Article VII, Section 36 -454 (e) of 11 the Code of Ordinances. 12 Section 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little 13 Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects 14 necessary to affect and designate the change provided for in Section 1 hereof. 15 Section 6. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or 16 word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or 17 adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and 18 effect as if the portion so declared or adjudged invalid or unconstitutional were not originally a part of the 19 20 21 22 23 24 25 26 27 28 29 30 31 32 33 34 35 ordinance. Section 7. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent with the provisions of this ordinance are hereby repealed to the extent of such inconsistency. Section 8. That this Ordinance shall not take effect and be in full force until the final approval of the plan.
