AN ORDINANCE APPROVING A PLANNED ZONING
DEVELOPMENT AND ESTABLISHING A PLANNED
OFFICE DISTRICT TITLED PFEIFER LONG -FORM POD
(Z- 8433), LOCATED ON THE NORTHWEST CORNER
OF CANTRELL ROAD AND LAMARCHE
DRIVE /TAYLOR LOOP ROAD WEST, LITTLE ROCK,
ARKANSAS, AMENDING THE OFFICIAL ZONING
MAP OF THE CITY OF LITTLE ROCK; AND FOR
OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zoning classification of the following described property
be changed from R -2, Single- family to POD:
All that part of the E %2 SE '/4 SW '/4, lying North of Arkansas State
Highway 10, in Section 13, T -2 -N, R -14 -W, Little Rock, Pulaski
County, Arkansas, more particularly described as follows: Beginning at
the Northeast corner of said E %2 SE ' /4, SW '/4, Section 13; thence
SO1 =31'00 "W along the East line thereof, 1186.47 feet to a point on the
North right of way line of Arkansas State Highway 10; thence Westerly
along said North right of way line the following: (1) S83= 04'32 "W,
293.16 feet; (2) S88= 52'46 "W, 246.61 feet; (3) N69= 19'41 "W, 26.93
feet; (4) S72 =27'37 "W, 35.37 feet and (5) S88- 52'46 "W, 62.25 feet to a
point on the West line, 1230.98 feet to the Northwest corner of said E %2
SE '/4 SW '/4, 658.33 feet to the point of beginning, containing 18.37
acres more or less.
SECTION 2. That the approval of Pfeifer Long -form POD (Z- 8433), located on
the Northwest corner of Cantrell Road and LaMarche Drive /Taylor Loop Road West is
subject to compliance with the following additional conditions:
That the preliminary site development plan/plat be approved as
submitted, including all staff comments and conditions as outlined in
the Planning Commission Agenda Staff Report in paragraphs D, E, F

and compliance with the terms of the Declaration of Restriction "``� scum. rrsF��F�
Covenants as outlined in Paragraph A of the agenda staff report and
including any conditions indicated in the staff analysis in paragraph r ;
H and subject to additional conditions imposed at the Planning ` 0 a
Commission Public Hearing as amended by the applicant.

SECTION 3. That the preliminary site development plan/plat be approved as
recommended by the Little Rock Planning Commission.
SECTION 4. That the change in zoning classification contemplated for Pfeifer
Long -form POD (Z- 8433), located on the Northwest corner of Cantrell Road and
LaMarche Drive /Taylor Loop Road West is conditioned upon obtaining a final plan
approval within the time specified by Chapter 36, Article VII, Section 36 -454 (e) of the
Code of Ordinances.
SECTION 5. That the map referred to in Chapter 36 of the Code of Ordinances
of the City of Little Rock, Arkansas, and designated district map be and is hereby
amended to the extent and in the respects necessary to affect and designate the change
provided for in Section 1 hereof.
SECTION 6. That this Ordinance shall not take effect and be in full force until
the final approval of the plan.
SECTION 7. Severability. In the event any title, section, paragraph, item,
sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid
or unconstitutional, such declaration or adjudication shall not affect the remaining
portions of the ordinance which shall remain in full force and effect as if the portion so
declared or adjudged invalid or unconstitutional was not originally a part of the
ordinance.
SECTION 8. Repealer. All laws, ordinances, resolutions, or parts of the same
that are inconsistent with the provisions of this ordinance are hereby repealed to the
extent of such inconsistency.
